List To Sale Price Ratio Up: 102.12%
Hunter Oaks home sales in Quarter 3-2023 saw an increase in average home sale price year-over-year, while the median sale price was flat. Quarter-over-quarter, the average home sale price declined somewhat, while the median sale price increased. The decline in average sale price could well be due to the price mix of listings sold in the Third Quarter. List to sale price ratio increased both year-over-year and quarter-over-quarter. Just eight homes sold during Quarter 3-2023. For a neighborhood with close to 1,000 homes this is a drop in the bucket. Days on market increased to 45 days, which is high for the Waxhaw area. However, days on market were still much lower than the 81 days we saw in Quarter 1-2023.
