Indian Trail Real Estate August 2019

Indian Trail real estate August 2019 saw a bit of a slowdown in the pace of home price increases.  The drop in months supply of homes for sale to just 2.3 months (dropping 17.9% versus one year ago) and in inventory by 18.3% versus one year ago, contributed to a drop in closed sales versus August 2018. With 26 average days on market and 10 median days on market in August, it’s clear that Indian Trail homes are selling quickly and about as quickly as new homes come on the market. At a median selling price of 99.2% of list price, not much room for buyers to negotiate. Indian Trail, NC area (28079 zip code) also includes the towns of Stallings, Hemby Bridge, and Lake Park in Union County.



Average sale price of Indian Trail area homes increased 1.1% to $265.723 in August 2019  compared with the same period one year ago. 

Median sale price for Indian Trail area homes decreased 2.3% in August 2019 versus one year ago to $254,000.

Average days on market for property listings in Indian Trail during August 2019 were flat at 26 days year-over-year. Month-over-month the days on market dropped by one day. 

Median days on market decreased in August 2019 by 4 days to 10 days year-over-year, but dropped by 3 days month-over-month.

Average price per square foot was $126/square foot (up $5/square foot) in August 2019 versus the same period in 2018. 

Pending sales in Indian Trail increased 23% in August 2019 versus the same month last year.

Closed sales in Indian Trail decreased 5% in August 2019 compared with the same month one year ago. Decreases in inventory and months supply no doubt contributed to the drop in closed sales.

New listings in Indian Trail decreased 24.1% compared with August 2018. Nonetheless, with decreases in inventory, months supply and days on market, it’s clear homes are selling as quickly as they are coming on the market.

Inventory of homes dropped in August 2019 by 18.3% compared with August 2018.

Median percent of original list price that sellers received for their homes was 99.2%, indicating minimal negotiating room in the 28079 zip code for Indian Trail area homes in August 2019. This was also almost a full percent increase month-over-month.
