Indian Trail real estate report for December 2019. The Indian Trail, NC area also includes the towns of Stallings, Hemby Bridge, and Lake Park in Union County in the 28079 zip code. With low inventory, low days on market, and higher home sale prices, Indian Trail remained predominantly a seller’s market in December.
The Indian Trail area experienced increases in both average and median home sale prices in December 2019 compared with the same month in 2018. Average home prices increased 12% to $303,799, while median home prices increased 8.7% to $299,900 year-over-year. Price per square foot averaged $127.
The months supply of homes for sale dropped to 1.9 months (down from 2.5 months in December 2018). The months supply of homes also dropped month-over-month from 2 months in November 2019. Inventory of homes also dropped 17.2% compared with the same month one year ago.
New listings increased 8.8% compared with the same time frame one year ago. Closed sales in December increased by 16.1% year-over-year, while pending sales increased 18.2%.
With just 30 average days on market (down 23 days year-over-year) and 16 median days on market (down 5 days year-over-year) in December it’s clear that Indian Trail homes continue to sell quickly.
At a median selling price of 98.5% of list price, Indian Trail buyers should expect minimal room to negotiate.
