Providence Pointe Home Sales Q2-2025 Report

 

 

Providence Pointe home sales Q2-2025 saw a decline of 8% in both average and median home sale prices compared with the same quarter one year ago. Home prices also declined compared with the most recent quarter ended March 31, 2025. Price per square foot increased 6% to $273 compared with one year ago and increased from $245 one quarter ago. The number of homes sold in Quarter 2-2025 was just one. With just a single home sale one shouldn’t read much into the sale price trends declining from last year or the most recent quarter. For a neighborhood with some 420 homes, one sale is barely a drop in the bucket. The list to sale price ratio declined year-over-year by 5% to 102.2%. Again with just one sale, one should not read much into this number.  Days on market were just three in the second quarter 2025, not surprising given the lack of inventory.

One of the most in-demand and sought-after neighborhoods in the Ballantyne area of south Charlotte, Providence Pointe is a beautiful neighborhood with some 420 homes developed and built by Shea Homes between 2001 and 2008. Demand for Providence Pointe homes stems from its convenient location in Ballantyne just off Lancaster Highway and Highway 521/Johnston Road, which runs through Ballantyne.

 

Homes in Providence Pointe are primarily transitional-style two-story homes with four bedrooms + a two-car garage. There are also single story and 1.5 story homes. Providence Pointe homes range in size from about 1,900 square feet to over 4,500 square feet. On average, homes are about 2,900 square feet. Homes are situated on lots ranging in size from just under two tenths of an acre to about a half acre. Most of the homes are situated on about .25 acres. Median age of Providence Pointe homes is 18 years.
