Providence Pointe home sales Q4-2023 softened.  Average and median sale prices both increased 11% year-over-year, but declined quarter-over-quarter. The list to sale price ratio was 97.59% down from 103.56% in the previous quarter and down 1% year-over-year. Days on market increased to 24 days, increasing 26% from the same quarter one year ago and increasing 20 days from one quarter ago. Just two homes sold in Quarter 4-2023, equal to the two homes that sold in the same quarter one year ago. Just 10 homes sold in this Ballantyne neighborhood in south Charlotte. For a neighborhood with some 420 homes, 10 sales are but a drop in the bucket.

Demand for Providence Pointe homes stems from its convenient location in Ballantyne just off Lancaster Highway and Highway 521/Johnston Road, which runs through Ballantyne.

 

Homes in Providence Pointe are primarily transitional-style two-story homes with four bedrooms + a two-car garage. There are also single story and 1.5 story homes. Providence Pointe homes range in size from about 1,900 square feet to over 4,500 square feet. On average, homes are about 2,900 square feet. Homes are situated on lots ranging in size from just under two tenths of an acre to about a half acre. Most of the homes are situated on about .25 acres.
