Southampton neighborhood’s average and median home sale prices increased 12% and 4%, respectively, year-over-year. The average price per square foot increased 14% to $236. 14 homes sold in Southampton in 2024, up 17% from one year ago. The list to sale price ratio was unchanged at 102.3% from one year ago. Southampton home buyers saw no window of opportunity to negotiate on price in 2024. Average days on market increased 100% year-over-year to 12 days. Nonetheless, 12 average days on market is still a low number by any measure. With just 0.21 months supply of inventory, Southampton remained in home seller “territory” in 2024, despite increasing 163% from one year ago.

Across Marvin Road is Southampton’s sister community of Southampton Commons with an additional 385 homes. Southampton Commons saw eight homes sell in 2024, which was a 100% improvement from one year ago. The average and median home sale prices both increased 17% year-over-year. The price per square foot declined 4% to $238 from 2023. The list to sale price ratio of 99.8% in 2024 provided little room for Southampton Commons home buyers to negotiate on price, despite declining 3% from one year ago. Averagedays on market declined 69% to just four days in 2024 compared with the previous year ago. The months supply of inventory of 0.62 months, down 59% from one year ago, kept homes selling quickly and the neighborhood a home seller’s market.

Southampton neighborhoods are served by some of Charlotte’s top schools, including Ardrey Kell High School,Community House Middle School, and Elon Park Elementary. A number of private and parochial schools are also nearby, including the British International School in Charlotte and St. Matthew Catholic School(both in the Ballantyne area). Effective the 2024/2025 school year, children living in Southampton and Princeton at Southampton in grades K-4 will attend the new Knights View Elementary School, while grade 5 students will remain in Elon Park Elementary School. Effective the 2025/2026 school year, children living in Southampton and Princeton at Southampton in grades K-5 will attend the new Knights View Elementary School. There is no change for children living in Southampton Commons, who will continue to attend Elon Park Elementary School.
Ardrey Kell High School was ranked the #1 best public high school in Mecklenburg County by niche.com for 2024. It was also ranked the #3 best public high school in the Charlotte region and #10 of 618 public high schools in North Carolina. According to test scores, 91% of students were proficient in math and 86% were proficient in reading. Community House Middle School was ranked the #6 best public high school in Mecklenburg County and #28 our of 140 public middle schools in North Carolina. Elon Park Elementary School has been ranked the #11 best public elementary school in Mecklenburg County for 2024 out of 139 elementary schools in the county.

Southampton is located in the heart of Charlotte’s trendy and popular Ballantyne area. All the shopping you could want is within minutes of the neighborhood, including two large outdoor shopping centers (Blakeney and Stonecrest) which feature grocery shopping, high-end boutiques, spas, casual and fine dining restaurants, movie theatres, etc. Carolina Place Mall and Atrium Health/Pineville are less than five miles away. The new Novant Health Ballantyne Medical Center, which opened earlier in 2023 is virtually around the corner. Ballantyne Village is also accessible within minutes. All the major medical practices in Charlotte maintain offices in Ballantyne, as well. Also nearby are Trader Joe’s, Ballantyne Country Club, Piper Glen Club, horseback riding facilities in nearby Waxhaw. and so much more.
