Tega Cay’s July 2025 housing data reflected a market with steady activity and rising home prices. Average and median sales prices reached their highest levels in three years, reinforcing price strength. Sales activity remained relatively steady for the past four months, even as homes took longer to sell. Inventory declined compared with the previous month, but remained higher than July 2024 and 2023, nudging the months supply of inventory slightly upward, while still keeping the market technically balanced.

The median sales price in July 2025 was $641,000, up 13.45% from $565,000 in the previous month and 3.39% higher than $620,000 in July 2024. The average sales price reached $701,775, climbing 10.93% from $632,642 month-over-month and 8.44% ahead of $647,133 in July 2024. Average and median sales prices reached their highest levels in three years in the month of July. 

 

The average sales price per square foot in July 2025 was $246, down 5.75% from $261 in June, yet 1.23% higher than $243 in July 2024.

 


 

📊 List To Sale Price Ratio

 

The July 2025 list to sale price ratio held steady at 98.66%, unchanged from both the previous month and July 2024. Year-to-date, only May 2025 posted a higher ratio at 98.95%, indicating minimal negotiation off asking prices.

 


 

📉 Number of Properties Sold

 

20 Tega Cay properties sold in July 2025, down 13.04% from 23 in June and equal to the number sold in July 2024. The number of properties sold on a monthly basis has remained consistent in the past four months ranging from 20 to 23 properties sold.

 


 

⏱️ Average Days on Market

 

The days on market for July 2025 were 52 days, up 13.04% from 46 days in the previous month and 67.74% higher than 31 days in July 2024. The July 2025 DOM was at its highest level compared with July 2024 and 2023.

 


 

📦 Inventory & Months Supply of Inventory

 

July 2025 recorded 99 active listings, down 6.6% from 106 active listings in the previous month, but 22.22% higher than 81 in July 2024.

The months supply of inventory rose to 4.95 months (its highest level compared with July 2024 and 2023), but at under six months kept the Tega Cay real estate market in a balanced position.

 


 

🆕 New Listings

 

Tega Cay saw 28 new listings in July 2025, down 9.68% from 31 in the previous month, but 40% higher than the 20 new listings in July 2024.
