In June 2025, the median sales price in Tega Cay rose slightly to $565,000, up 1.8% from $555,000 the previous month, but still 8.87% lower compared with $620,000 in June 2024.

 

The average sales price came in at $632,642, marking a 5.84% decrease compared with May 2025 and a slight 1.28% dip compared with June 2024.

 

It’s not unreasonable to assume that these small price swings are most likely due to changes in the price mix of homes sold in June 2025 versus one month and one year ago.

 

Meanwhile, the sales price per square foot was $261, down 4.74% month-over-month, but was a notable 14.98% higher compared with June one year ago.

The June 2025  list to sale price ratio held steady at 98.23%, unchanged from both the previous month and June 2024. Sellers can expect to get close to asking price if their home is priced competitively.

 


 

🏡 Number of Properties Sold

 

23 properties sold in Tega Cay in June 2025, a 9.52% increase compared with the previous month and equal to June 2024’s sales. This represents the highest sales level for any month since June last year, signaling a seasonal uptick in buyer activity.

The average days on market (DOM) for June 2025 was 46 days, down 8% compared with May, but 119.05% higher compared with June 2024’s 21 days on market. Nonetheless, this is the fourth consecutive month that days on market have declined.

There were 105 properties for sale in June 2025, up 7.14% compared with May and 28.05% higher compared with June 2024.
