Walnut Creek home sales Q1-2025 declined 33% to 20 homes compared with one year ago. Average home sale price declined 2% from one year ago, while the median sale price declined 8%. The average price per square foot increased 2% to $206/square foot compared with one year ago. Despite lower sales and home prices in Q1-2025, the list to sale price ratio was unchanged at 100.3%, year-over-year, providing Walnut Creek home buyers no real window of opportunity to negotiate on price. The average days on market declined 24% to 34 year-over-year. With 1.4 months supply of inventory, Walnut Creek single family homes market remained in home seller “territory,” despite increasing from one year ago.

Walnut Creek townhome sales Q1-2025 saw two townhomes sell, down 80% from the same quarter one year ago. This is as a result of new construction having been completed in Walnut Creek. Both average and median home sale prices were unchanged from one year ago. The price per square foot improved 9% year-over-year to $180. The list to sale price ratio declined 2% from one year ago. This is not surprising as there is rarely room for price negotiations in new construction, which was a factor one year ago. Days on market declined 26% to 31 from one year ago. The months supply of inventory increased to 4.0 months, pushing the Walnut Creek townhomes market into a more balanced position between buyers and sellers.
