Walnut Creek 2024 Single Family Home Sales Recap

Walnut Creek home sales in 2024 declined 19% to 131 homes compared with one year ago. This is largely due to the fact that new home construction has levelled off as it neared completion in 2024.  Average home sale prices increased 5% from one year ago, while the median sale price increased 7%.  The average price per square foot increased 8% to $203/square foot compared with one year ago. The list to sale price ratio was unchanged at 99.6%, year-over-year, providing Walnut Creek home buyers a window of opportunity to negotiate on price. The average days on market declined 9% to 29 year-over-year. With 0.2 months supply of inventory, Walnut Creek single family homes market remained in home seller “territory,” despite increasing 43% from one year ago.

Walnut Creek 2024 Townhome Sales Recap

Walnut Creek saw 19 townhomes sell in 2024, a 12% increase from one year ago. Both average and median home sale prices were unchanged from one year ago. The price per square foot improved 3% year-over-year to $168.  The list to sale price ratio was also unchanged year-over-year at 100%. Townhome buyers in Walnut Creek did not see many opportunities to negotiate on price in 2024. Days on market declined 28% to 31 from one year ago. The months supply of inventory declined 35% from one year ago to 0.42 months, keeping Walnut Creek townhomes a home seller’s market at less than one half month of inventory.
