In June 2025, the median sales price for homes in Indian Land was $537,500, which marks a 12.88% decrease from May’s $617,000 but is still 1.42% higher than June 2024. Despite the month-over-month dip, this is the highest median price for any June over the past three years.

 

The average sales price was $578,152, down 8.32% from May’s $630,609 but 4.29% higher than the $554,359 recorded last June. Again, as with the median sale price, despite the month-over-month dip, this is the highest average sale price for June over the past three years.

 

The average price per square foot rose slightly to $226, up 1.8% from the previous month. However, it’s 1.74% lower than June 2024’s $230 per square foot, a modest decline by an measure. 

 


 

🤝 List to Sale Price Ratio

 

Homes in Indian Land continue to sell close to asking price. The list to sale price ratio in June 2025 held steady at 98.91%, unchanged from both the previous month and June 2024. This consistency highlights a balanced market where realistic pricing strategies pay off.

 


 

🏡 Number of Properties Sold

 

78 homes sold in June 2025, an 8.33% increase from May and June 2024, both of which saw 72 homes sell. The number of sales in June was at its highest level in 2025, tied with April 2025, which also saw 78 sales. 

 


 

⏳ Average Days on Market (DOM)

 

The average days on market climbed slightly to 43 days, up from 42 days in May and 38.71% higher than June 2024’s 31 days. While homes are taking longer to sell compared to last year, June saw the lowest DOM in 2025 to date, suggesting that well-priced, well-presented homes still move quickly. Another reason for the higher days on market in Indian Land is due to all the new construction, which typically experiences higher days on market than resale homes.

 


 

🏘️ Inventory & Months Supply of Inventory (MSI)

 

Indian Land’s housing inventory increased 349 homes for sale in June, 3.56% more than May and a significant 44.81% higher than June 2024. This is the highest inventory level in Indian Land in three years, giving home buyers more choices.

 

The months supply of inventory (MSI) rose to 4.47 months to its highest level compared with June 2024 and June 2023, signaling a balanced market that favors neither buyers nor sellers dramatically.

 


 

✏️ New Listings

 

There were 114 new listings in June, a 7.32% decrease from 123 listings in May, but a 22.58% increase compared with June 2024. This influx of new listings continues to fuel the balanced market and creates opportunities for buyers to find their perfect home.
