Ballantyne Real Estate July 2025
Ballantyne Real Estate Market Trends: July 2025 Housing Update
If you’re thinking about buying or selling a home in Charlotte’s Ballantyne area, you’ll want to keep a close eye on the latest market trends. Known for its beautiful neighborhoods, excellent schools, and proximity to top shopping and dining, Ballantyne (28277 zip code) continues to be one of Charlotte’s most desirable places to live. Whether you’re a first-time homebuyer, a seasoned investor, or planning to sell your Ballantyne home, here’s what you need to know about current home sale prices, inventory, and local housing market trends as of July 2025.
🏡 Average & Median Sales Price
The median sales price in July 2025 was $653,000, down 2.17% from $667,500 in June and 9.2% higher than $598,000 in July 2024. This was the highest July median sale price in the past three years despite the month-to-month decline, which may partly reflect a different price mix of homes sold.
The average sales price in July 2025 was $734,154, down 44.42% from $768,073 in June and 7.53% higher than $682,751 in July 2024. Like the median, this was the highest July average sales price in three years, though the monthly dip may be tied to changes in the price mix of homes sold.
The average sales price per square foot was $275, down 2.48% from $282 in June and 3.77% higher than $265 in July 2024, showing modest year-over-year gains but a short-term softening.
📈 List To Sale Price Ratio
In July 2025, the list to sale price ratio was 99.51%, unchanged from June but down from 100.7% in July 2024. Sellers are still securing close to asking prices, though buyers are negotiating slightly more than last year.
📉 Number of Properties Sold
A total of 79 properties sold in July 2025, down 30.7% from 114 in June and 23.3% lower than 103 in July 2024. This was the lowest July sales total in three years, consistent with the year-long trend of reduced buyer activity coupled with seasonality for home sales.
⏳ Average Days on Market
The average days on market for July 2025 were 22, up 15.79% from 19 in June and double the 11 in July 2024. This was the slowest July pace in three years, though 22 days is a quick sale time by any measure.
📦 Inventory & Months Supply of Inventory
The number of properties for sale in July 2025 was 423, the same as June, but 33.86% higher than 316 in July 2024 — the highest July inventory in three years.
The Months Supply of Inventory (MSI) reached 5.35 months, the highest July figure in recent years, signaling a balanced market with more choices for buyers.
📝 New Listings
There were 105 new listings in July 2025, down 15.32% from 124 in June, but 8.25% higher than 97 in July 2024. This was the highest number of new July listings in three years, showing sellers remain active despite slower sales.
💡What This Means for Buyers and Sellers
The Ballantyne real estate market is showing signs of healthy growth and stability. Home prices continue to trend upward, days on market remain low, but increased inventory is providing more opportunities for buyers. For sellers, this means it’s still possible to sell quickly and close to list price — especially for well-maintained homes priced competitively.
Whether you’re looking to buy your dream home in Ballantyne or considering selling to capitalize on your home’s rising value, it’s more important than ever to work with a knowledgeable local real estate professional who understands Charlotte’s dynamic housing market.
