Ballantyne (28277 zip code) housing market update for May 2025

 

 

In May 2025, the median home sale price in Ballantyne was $655,000, increasing from $571,150 the previous month, but decreasing 5.35% from $692,000 in May 2024. The average sale price for the month reached $783,896, reflecting a 23.88% rise from April’s $632,796, though still 3.11% lower than the $809,035 recorded in May 2024. These price shifts are largely influenced by the price mix of homes sold both month over month and year over year.

The list-to-sale price ratio in May 2025 was 99.06%, down from 100.06% the month before and 102.31% in May 2024. Despite this decline, buyers in Ballantyne still found limited room to negotiate prices. Homes in the area continued to sell quickly, with the average days on market in May 2025 at just 19 days, down from 26 in April. The May days on market also matched the average from May 2023.

Sales increased for the fourth consecutive month, with 87 properties sold in May 2025—up from 80 in April. While this number was slightly below the 95 properties sold in May 2024, it equaled the total from May 2023. Inventory rose for the fifth month in a row, reaching 394 properties in May 2025, an 8.84% increase from 362 in April. This figure was also 36.33% higher than the 289 properties available in May 2024. However, the months supply of inventory dipped slightly from 4.69 months in April to 4.06 in May, maintaining a balanced market for both buyers and sellers.

New listings followed a similar upward trend, with 153 properties listed in May 2025. This was a 22.4% increase from April’s 137 listings and an 11.68% rise compared with May 2024, which also had 137 listings.

BALLANTYNE HOME PRICES

The median home sale price in May 2025 was $655,000, up $571,150 from the previous month and 5.35% lower than $692,000 from May 2024. The average sale price in May 2025 was $783,896, up 23.88% from $632,796 from the previous month of April and 3.11% lower than $809,035 in May one year ago. The shifts in home prices can be to a great extent attributed to the price mix of homes sold month over month and year over year. The average price per square foot in May 2025 was $272, equal to the previous month and 1.45% lower than $276 in May 2024.

 

 

BALLANTYNE HOMES LIST TO SALE PRICE RATIO 

The list to sale price ratio of 99.06% in May 2025 declined from 100.06% in the prior month. Nonetheless, Ballantyne home buyers did not see many opportunities to negotiate on price in May 2025. Compared with May 2024, the list to sale price ratio declined from 102.31%.

 

 

BALLANTYNE AVERAGE DAYS ON MARKET UNDER ONE MONTH A 3RD CONSECUTIVE MONTH

Average days on market for Ballantyne area homes in May 2025 were 19 days, down from 26 days one month ago. Average days on market were nine days higher than in May 2024 and equal to 19 days in May 2023. By any measure, homes in the Ballantyne area are selling quickly.

 

 

BALLANTYNE SALES UP A 4TH CONSECUTIVE MONTH

The number of properties sold in May 2025 increased to 87, up 21.25% from 80 properties sold in the previous month of April. Compared with May 2024 and May 2023, the number of properties sold was also higher. May 2024 sales stood at 95. May 2023 sales stood at 87.

 

 

BALLANTYNE INVENTORY UP A 5TH CONSECUTIVE MONTH

Ballantyne’s inventory of properties for sale in May 2025 was 394, up 8.84% from 362 properties one month ago. Inventory was 36.33% higher than the 289 properties for sale in May 2024. The number of properties for sale were higher by 127 compared with May 2023.

 

The months supply of inventory declined slightly from 4.69 months in April to 4.06 months in May, keeping the Ballantyne area a balanced market between home sellers and home buyers in the current year.

 

 

NEW LISTINGS UP A 5TH CONSECUTIVE MONTH

The number of new listings in Ballantyne area in May 2025 was 153, up 22.4%  from 137 in the previous month of April. New listings were 11.68% higher than in May 2024, which had 137 new listings. Compared with May 2023, new listings were up by 54 properties in May 2025.
