Ballantyne Real Estate Report: November 2019

Ballantyne remained a seller’s market in November 2019. Both median and average home prices were up, days on market were down, new listings and inventory were also down. Months supply of inventory was sharply down compared with November 2018 — down by 1.2 months. Closed sales were down due to lack of inventory. Pending sales increased year-over-year.

Latest news on the Ballantyne real estate market and what it means for you…

Average Ballantyne home sale prices increased 8.3% in November 2019 compared with the same month one year ago. Median home sale prices increased 4.8% in November. Home sellers received 98% of list price in final sale price. November was the sixth  consecutive month we saw an increase in home sale prices year-over-year.

Ballantyne homes continue to sell quickly with Median Days on Market just 13 days, down 9 days compared with one year ago. Average Days on Market were down 6 days year-over-year. Average Price Per Square Foot increased by $17/square foot to $162 in November 2019 compared with one year ago.

Closed sales decreased 6.3%, while pending sales were up 15.1% in November year-over-year in the Ballantyne area.

Ballantyne’s months supply of homes remained low at 1.3 months (down from 2.5 months one year ago and 1.6 months in October 2019). This coupled with a 44.3% drop in housing inventory and a drop of 9.2% in new listings in November no doubt impacted closed sales in November and kept Charlotte’s Ballantyne area/28277 zip code housing market a seller’s market.
