Home Prices Increase | Days On Market Low At 15 Days

Baxter Village average home prices increased 5% in Quarter 3-2023 compared with the same quarter one year ago. Average home prices also increased from the Second Quarter 2023. Median home sale prices declined both quarter-over-quarter and year-over-year, most likely due to the price mix of homes that sold in the Third Quarter. Although the number of homes sold was double that of what we saw in the First Quarter 2023, 20 sales in a community with over 1,400 homes is a drop in the bucket. This lack of inventory accounts for both higher average sale prices and a list to sale price ratio of over 100%. While days on market increased compared with the same quarter one year ago and compared with the most recent quarter, homes still sold quickly — in 15 days, on average.

Townhome average sale prices in Baxter Village saw an increase year-over-year, but were down compared with the Second Quarter 2023. Median sale prices were flat compared with one year ago, but were down from the last quarter. Days on market declined considerably from the same quarter one year ago to 10 days. The list to sale price ratio was flat compared with one year ago and down from the Second Quarter 2023.
