Crismark Home Sales Snapshots For 2024 & Each Quarter In 2024
Crismark home sales in 2024 saw the average average home sale price remain unchanged year-over-year at $588,000. The median home sale price improved 6% year-over-year to $612,000. The average price per square foot increased 5% to $201. Crismark saw 22 homes sell in 2024, down 15% compared with one year ago. Crismark is a neighborhood with some 900 homes, so 22 closed sales in an entire year are just a drop in the bucket. Days on market increased 52% year-over-year to 35 days. At 99.8%, the list to sale price ratio remained unchanged from last year. At just under 100%, the list to sale price ratio did not allow for signifcant negotiating room for Crismark home buyers. Although up 77% in 2024, the 0.55 months supply of inventory kept Crismark in home seller “territory.”

CRISMARK: A NEIGHBORHOOD WITH SOMETHING FOR EVERYONE:
Crismark neighborhood residents enjoy two pools and clubhouses, tennis and pickleball courts, a soccer field, walking trails, and playground–a country club lifestyle without the country club cost.
One of the largest neighborhoods in Indian Trail with about 900 homes, Crismark homes range in price from the low $400,000’s to the $600,000’s. Homes range in size from under 1,800 square feet to 4,000 square feet and feature three bedrooms up to six bedrooms. In other words… something for everyone from first time buyers to empty nesters to young families.
The average age of recently sold homes in the community is 15-16 years, with some of the sold homes built as early as 2002 and others as recently as 2015. Builders in the community included a mix of both production and custom builders: Cambridge Homes, Eastwood, Edwards Construction, Dublin Homes, Westport Homes. Bonterra Builders developed the Enclave section of Crismark. Home prices range from the $400,000’s to the mid $700,000’s in Crismark.

Schools attended by Crismark children include the highly rated Hemby Bridge Elementary School, Porter Ridge Middle School, and Porter Ridge High School. Did you know that Indian Trail’s Porter Ridge Middle School was ranked in 2023 in the top 20 middle schools in the Charlotte metro area?

Conveniently situated between Stevens Mill Road, Idlewild Road and Mill Grove Road, and with I-485 just five minutes away, Crismark’s location in Indian Trail “can’t be beat!” Three shopping centers, three grocery stores, banks, gas stations, several restaurants plus small service shops are located within a mile of the neighborhood. Crismark is situated in the southeastern part of Indian Trail, providing residents with easy access to major roads like US-74 and I-485, offering convenience for commuters working in Charlotte and other nearby areas.

Indian Trail is situated about 15 miles southeast of Charlotte in Union County. The town’s name, “Indian Trail,” is derived from the Native American path that wound through this area from Petersburg, Virginia, to the Waxhaw Indians, and gold mining. The Indian Trail was founded in 1861 and its first roots are as a farming community. Indian Trail was incorporated as a town in 1907. Indian Trail is now the largest town in Union County. Lots of civic groups to get involved with in Indian Trail, as well, including Boy Scout, Cub Scout and Girl Scout troops, Lions and Rotary Clubs, and a VFW Post. Indian Trail is home to numerous parks and recreational facilities for residents to enjoy. The Indian Trail Parks and Recreation Department oversees various parks, sports fields, and community centers, providing opportunities for outdoor activities, sports leagues, and cultural events. The Town of Indian Trail sponsors activities for kids, adults, seniors, and families.
