The Palisades home sales in 2024 saw a 10% decline to 83 sales compared with one year ago. The average home sale price improved 17%, year-over-year, while the median home sale price improved 11%. The average price per square foot of $215 increased 7% year-over-year. The list to sale price ratio was flat year-over-year at 98.4%, allowing for minimum negotiations on home prices in The Palisades in 2024. The average days on market increased 6% to 38 from one year. The months supply of inventory increased 72% in 2024 compared with 2023. However, with just 0.43 months supply of inventory, The Palisades remained in home seller “territory” in 2024.

The number of properties sold was declined 30% to 21 compared with one year ago. The completion of new construction was a factor in having fewer properties for sale and sold. Average days on market increased 24% to 87 from one year ago. The list to sale price ratio of 98.3% declined 3% year-over-year, providing Regency at Palisades home buyers a small window of opportunity to negotiate price. The months supply of inventory increased 59% to 0.43 months from one year ago. With less than one half of one months supply of inventory, Regency at Palisades remained home seller “territory” in 2024.

WHAT TO KNOW ABOUT THE PALISADES IN CHARLOTTE
The Palisades is a 1,600 acre master planned community in Southwest Charlotte, just off of Hwy 49 and situated around Lake Wylie, Charlotte area’s second largest lake. The Palisades is known for its stunning waterfront properties, lush greenery, and upscale lifestyle.
