Cureton home sales in Quarter 2-2024 saw the median home price decline 25% compared with the same quarter one year ago. Average home price declined 16% from one year ago. The price per square foot declined 3% to $218, year-over-year.

Home sales declined 14% to six. For a community with some 638 homes, six home sales in an entire quarter are a drop in the bucket. The number of properties for sale in Quarter 2-2024 was 14, up 17% from the same quarter one year ago. The quarter saw four new listings, which were a 100% increase from one year ago. While, the months supply of inventory increased 36% to 2.33 months, the Cureton neighborhood remained in home seller “territory” in Quarter 2-2024.

Average days on market increased to 37 days year-over-year. 

The list to sale price ratio of just over 100% was unchanged compared with one year ago. Despite higher inventory, Cureton home buyers are not seeing significant opportunities to negotiate on price.

Quarter-over-quarter, Cureton homes prices declined. However, sales, days on market and list to sale price ratio all increased from Quarter 1-2024.
