The Retreat At Rayfield Home Sales: Q2-2024

The Retreat At Rayfield Home Sales In Indian Land, SC

Real Estate Report & Neighborhood Spotlight: Quarter 2 – 2024

The Retreat at Rayfield home sale prices pulled back in Quarter 2-2024 compared with the same quarter one year ago (as they had done in Quarter 1-2024). Average home price declined 8%, as did the median home sale price, which declined 15%. The median listing price declined in the second quarter, so it’s not surprising that the sale price also declined.

The list to sale price ratio remained flat at 100.3% compared with the Second Quarter 2023. Despite home sale prices declining year-over-year, buyers are still not seeing much negotiating room for homes in The Retreat at Rayfield.

While the number of homes sold in Q2-2024 was 100% higher than one year ago, there was no change quarter-over-quarter. Both quarters in 2024 saw four homes sell. The number of properties for sale increased 100% to six from the same quarter one year ago. New listings increased 150% to five in Q2-2024 compared with the same quarter one year ago.

Days on market increased 50% to 27 days from the same quarter last year, however, remained unchanged from Q1-2024. Nonetheless, 27 days on market are not a long time by any measure.

The 1.5 months of inventory, which was unchanged year-over-year is a testament to how tight inventory is in this popular Indian Land community, which remains a home seller’s market.
