Home prices in Fort Mill stayed strong in July 2025 compared with last July, with both the average and median sales prices slightly higher than one year ago. The declines in month-over month prices more likely were a result of a change in the price mix of homes sold than in any decline in Fort Mill home values. Compared with July 2024 and 2023, homes took longer to sell and there were more properties on the market, giving buyers more choices. Nonetheless, sellers received the same percentage of their asking price as they did one month ago and one year ago. New listings slowed both month-over-month and year-over-year. Total inventory remained higher than in the past two Julys.

🏠 Average & Median Sales Prices

 

The Fort Mill median sales price in July 2025 was $540,000, down 12.2% from $615,000 in June 2025 and 1.12% higher than $534,000 in July 2024. This was the highest July median sales price compared with July 2024 and 2023.

 

The average sales price in July 2025 reached $606,425, a 1.82% decrease from $617,687 in June 2025 but 3.62% higher than $585,265 in July 2024 — also the highest July average compared with the prior two years.

 

The average sales price per square foot was $228, down 1.3% from $231 in June 2025 and 3.39% lower than $236 in July 2024.

 


 

📊 List to Sale Price Ratio

 

In July 2025, the List to Sale Price Ratio was 98.68%, unchanged from both June 2025 and July 2024. This stability suggests sellers are still achieving nearly full asking price, reflecting steady demand despite rising inventory.

 


 

📈 Number of Properties Sold

 

A total of 171 properties sold in July 2025, down 6.04% from 182 in June 2025, but 14% higher than 150 in July 2024. This marks the highest July sales volume compared with July 2024 and 2023, showing continued buyer activity even with still high interest rates and more inventory. The July 2025 sales were also at their third highest level in three years. 

 


 

Average Days on Market

 

Homes in July 2025 averaged 43 days on market, up sharply — 30.3% — from 33 days in June 2025 and 79.17% higher than 24 days in July 2024. This is the highest July DOM compared with July 2024 and 2023, indicating buyers are taking more time to make decisions, possibly due to increased options and cautious market sentiment. Year-to-date, July’s days on market were the third lowest in 2025.

 


 

📦 Inventory & Months Supply of Inventory

 

The number of properties for sale in July 2025 was 596, a slight 2.3% drop from 610 in June 2025, but a significant 37.64% increase from 433 in July 2024. Inventory was at its highest level compared with July 2024 and 2023.

 

The Months Supply of Inventory (MSI) stood at 3.49 months — also the highest July level in the past three years — yet still favoring home sellers at under four months and suggesting competitive conditions remain in the Fort Mill real estate market.

 


 

📝 New Listings

 

July 2025 saw 175 new listings, down 22.91% from 227 in June 2025 and 1.13% lower than 177 in July 2024. This was the lowest monthly total since January 2025, when there were 143 new listings. The drop may be due to seasonality and/or seller hesitation in adjusting to shifting market dynamics.
