The Fort Mill housing market continues to show robust price growth. The median sales price in June 2025 climbed to $612,500, marking a 14.59% increase compared with the previous month ($534,500) and a 16.08% gain compared with June 2024 ($527,639). This sets a new three-year high for median home prices in Fort Mill.

 

The average sales price rose to $617,328, up 3.71% month-over-month and 12.30% year-over-year, again the highest level seen in the past three years. These price trends highlight Fort Mill’s strong seller’s market and ongoing buyer demand despite higher home prices.

 

Price per square foot also inched up to $231, a modest 1.76% increase compared with both the previous month and June 2024, suggesting that larger homes may be driving some of the average price gains.

 


 

📈 List to Sale Price Ratio

 

Homes in Fort Mill continue to sell close to asking price. The list to sale price ratio held steady at 98.96%, equal to both the previous month and June 2024. This consistency indicates that sellers are pricing competitively and buyers remain willing to meet those prices in today’s market.

 


 

📊 Number of Properties Sold & Absorption Rate

 

Closed sales in Fort Mill remained strong in June 2025, with 180 properties sold, representing a slight 4.76% decrease compared with May 2025, but a significant 37.4% increase compared with June 2024. This marks the highest number of homes sold in June over the past three years and reflects healthy buyer activity despite rising prices.

 


 

Average Days on Market (DOM)

 

The average days on market (DOM) for June 2025 were 33 days, down 10.81% compared with May 2025, yet 65% higher compared with June 2024 (20 days). Although DOM is higher than last year, the June days on market were 10 days lower than the 2025 year-to-date DOM. The decline from the previous month suggests homes are still selling quickly.

 


 

🏘️ Inventory & Months Supply of Inventory

 

Housing inventory in Fort Mill continues to grow. The number of properties for sale in June 2025 rose to 601, up 4.7% compared with May 2025 and a significant 52.15% higher compared with June 2024. This is the highest inventory level in Fort Mill in the past three years.

 

The months supply of inventory (MSI) increased to 3.34 months, also at a three-year high for June. However, with MSI still under four months, Fort Mill remained firmly in a seller’s market, as a balanced market typically has around six months of inventory.

 


 

📝 New Listings

 

New listings declined slightly month-over-month, but remain strong year-over-year. In June 2025, 229 new listings hit the Fort Mill market, down 11.58% compared with May 2025, but up 29.38% compared with June 2024. This indicates that more sellers are confident about listing their homes as prices remain strong.
