April 2019 home sales in the Fort Mill and Tega Cay, South Carolina (29715 and 29708 zip code areas) in the Charlotte, NC metro region continued the trends we’ve seen since the start of 2019 and since 2016 with inventory remaining tight, home prices increasing and “affordable” homes become increasingly harder to find.

- Average sale price of Fort Mill area homes increased 7% in April 2019 to just under $346,000 compared with April 2018.
- Median sale price decreased 4.1% to $289,000 in April 2019 versus April 2018.
- Average days on market for Fort Mill property listings were 51 days in April 2019, down one day compared with the same month one year ago.
- Median days on market in Fort Mill were 13 days in April 2019, a decrease of 6 days compared with one year ago.
- Price per square foot for Fort Mill homes was $137/square foot in April 2019, increasing by $7 per square foot versus the same month one year ago.
- Closed sales of homes in Fort Mill during April 2019 decreased 3.1% compared with April 2018.
- Pending sales in April 2019 were up 17.9% in Fort Mill compared with the same month one year ago.
- Median percent of original list price that sellers received for their homes was 99.1% in Fort Mill, indicating minimal negotiating room for buyers.
- Months supply of homes dropped 10.7% to 2.5 months in April 2019, indicating predominantly a seller’s market in Fort Mill with inventory of homes dropping by 5.8%.

- Average days on market were 81, increasing by 21 days in April 2019 compared with one year ago. Average days on market dropped 49 days versus the prior month of March 2019.
- Median days on market in Tega Cay were 31 days, decreasing in April 2019 by 5 days versus one year ago and by 59 days versus March 2019.
- Price per square foot in Tega Cay was $140 in April 2019, up $10 per square foot compared with April 2018.
- Closed sales in Tega Cay increased 22.2% in April 2019 versus the same month one year ago.
- Pending sales increased 48.5% in Tega Cay in April 2019 versus the same month one year ago.
- Median percent of original list price that sellers received for their homes in Tega Cay was 97.9%, showing fairly minimal negotiating room for buyers.
- Months supply of homes in April 2019 compared with one year ago was 3.3 months, down 25% compared with April 2018.
- Inventory of homes in April 2019 was down 21.1% compared with the same time period one year ago. This is on top of decreases in each of the first three months of 2019.
- New listings were down 14.5% year-over-year in Tega Cay in April 2019. This decrease, also, is on top of decreases in each of the first three months of 2019.
