Hunter Oaks home sales Q2-2024 saw a significant increase in both average and median home sale prices compared with the same quarter in 2023. Average and median home sale prices also increased  from the most recent quarter ended March 31, 2024. The price per square foot increased 20% to $261 from Quarter 2-2023. Price per square foot also increased by $20, on average, compared with Quarter 1-2024.

The list to sale price ratio improved 2% year-over-year and 1.8% quarter-over-quarter to 104.1%. Hunter Oaks home buyers did not see many opportunities to negotiate on sale price in Q2-2024.

The number of properties sold increased 20% to 12 compared with the same quarter one year ago and doubled from one quarter ago. Hunter Oaks saw three new listings in Q2-2024, a 200% increase from one year ago. The number of properties for sale increased 29% year-over-year from one year ago.

Despite the increase in the number of properties for sale, the months supply of inventory in Q2-2024 was less than one month at 0.75 months. Hunter Oaks remained in home seller “territory” in Q2-2024.

While days on market (DOM) increased 43% year-over-year to 10 days, the DOM in Q2-2024 were low by any measure. Moreover, days on market declined by 21 days from the most recent quarter ended March 31, 2024.
