Indian Land, SC (29707 zip code) real estate report/snapshot for July 2019. The Indian Land housing market remains a seller’s market with just 3.2 months supply of inventory overall, but with only a 2.1 months supply of resale homes. While new listings increased 3.8%, most of the increase was from new construction, as resale inventory dropped 26.6% year-over-year. Average sale prices in July 2019 increased 5.7%, while the median sale price of Indian Land homes increased 7.6% in July 2019, with new construction homes selling at about $97,000 more on average than resale homes. With home sellers getting 98.7% of selling price, not much room for buyers to negotiate. Pending sales increased almost 9.8% year-over-year, while closed sales increased 8.8%.

  • Average sale price of Indian Land area homes increased 5.7% in July 2019 to $322,328 compared with the same period one year ago. 
  • Median sale price for Indian Land area homes increased 7.6% in July 2019 versus one year ago to $302,820.
  • Average days on market for property listings in Indian Land were 36 days in July 2019 — up 6 days compared with one year ago and down 2 days month-over month. An increase in new construction inventory, which always has longer days on market to account for construction time, added to the increase in days on market.
  • Average price per square foot for Indian Land area homes was $138/square foot (up 7.8%) in July 2019 versus the same period in 2018. 
  • Pending sales in the Indian Land area were up 9.8% in July 2019 versus the same month last year.
  • Closed sales in the Indian Land area area increased 8.8% in July 2019 compared with the same month one year ago. 
  • New listings in the Indian Land area increased 3.8% versus July 2018 with most of the increase coming in new construction homes. New construction inventory increased 98.1% in July,, while resale home inventory decreased 26.6% year-over-year.
  • Months supply of inventory was flat in July 2019 at 3.2 months. However, months supply of resale homes was just 2.1 months, while new construction inventory stood at 4.7 months supply.
  • Median percent of original list price that sellers received for their homes in July 2019 was 98.7%, showing very little negotiating room in the 29707 zip code for Indian Land area homes. 
  • Average sale price for new construction homes in the Indian Land area was $403,939. Average sale price of new construction homes was almost $97,000 higher than that of resale homes in July 2019,despite the fact that average sale prices for resale homes increased 8.1% year-over-year.
