Millbridge Home Sales Q1-2025

Millbridge home sales in Q1-2025 saw a decline in home prices year-over-year, with the median sale price down 5% and average sale price down 6%. Some of this price decline can be attributed to the price mix of homes sold in 2025 versus 2024. Some of it can be attributed to the fact that there were no more new construction homes selling in Millbridge, which commanded a premium price. The average price per square foot increased 5% to $216, compared with the first quarter one year ago. The list to sale price ratio declined 3% to 98.3% from one year ago, providing Millbridge home buyers some small opportunities to negotiate on price in Q1-2025. Some of this decline in list to sale price ratio can be attributed to the fact that new construction in this neighborhood has been completed. New construction typically does not negotiate on price. The number of homes sold declined 31% to 11, year-over-year. With new construction completed, it’s to be expected that there are fewer homes sold. The average days on market increased to 38 days from 27 days in the first quarter of 2024. The 2.09 months supply of inventory in Millbridge kept this popular Waxhaw, NC neighborhood squarely in home seller “territory” in Q1-2025.
