Palisades home sales in Q3-2023 saw a softening in average sale price in Quarter 3-2023, while median sale price increased. With a wide range in home prices in The Palisades, the decrease in home prices is to some extent a result of the price mix of homes that sold in the most recent quarter versus Quarter 2-2023. The Third Quarter’s home prices much more closely tracked what we saw in Quarter 1-2023. While the list to sale price ratio declined 1%, it was, nonetheless, very respectable at just under 99% (and was 0.58% higher than in Quarter 2-2023). The days on market increased to 34 days, which still indicated a relatively quick sale time for Palisades homes. The number of homes sold in the Third Quarter held steady with the first two quarters of 2023, but was much lower than in 2022.

Regency at Palisades, an Active Adult (not age-restricted) neighborhood within The Palisades community, experienced increases in home prices in Quarter 3-2023 year-over-year. Compared with the Second Quarter 2023, average and median home sale prices were slightly lower. The number of properties sold was substantially down compared with one year ago and the first two quarters of 2023. This was due primarily to the fact that new construction was in final stages in the most recent quarter. Average days on market increased from the same quarter one year ago, but declined from one quarter ago. The list to sale price ratio declined to just under 99% in this most recent quarter. New construction homes often sell above list price as buyers upgrade options. With most of the new construction homes essentially now completed, we are not seeing a list to sale price ratio that includes upgrades.

WHAT TO KNOW ABOUT THE PALISADES IN CHARLOTTE
The Palisades is a 1,600 acre master planned community in Southwest Charlotte, just off of Hwy 49 and situated around Lake Wylie, Charlotte area’s second largest lake. Homes in The Palisades range in price from the mid-$400,000’s to over $1.5 million, with prices averaging in the higher $600,000’s. Homes range in size from 2,400+ square feet to over 5,000 square feet. Builders have included Niblock, Toll Brothers, Lennar Homes, Ryland, Standard Pacific, Shea Homes, St, Lawrence, and custom builders (Harris Construction, Kingswood, Jordan James, Stanley Martin, Arcadia, amongst others). Homes were first built in 2005 and there is still new construction in The Palisades today.
The Palisades community is comprised of some 20 neighborhoods. These include: Ashton Oaks (custom homes); Austin’s Creek; Bear Creek (gated); Briar Cliff; Crosshaven; Eagles Landing (gated); Highcliff; Lantern; Marbella; Montage; Morningside; Regency at Palisades; Rusty Creek; The Ranch (gated equestrian neighborhood); Treetops (custom homes); Turtle Point; Westerham (gated 11 home enclave); Whispering Pines.
Community amenities for all residents in The Palisades include a Clubhouse, outdoor pool, playground, tennis courts, walking trails. Additional private, membership amenities include the Palisades Country Club, which features an 18-hole Jack Nicklaus Golf Course, a Tim Wilkinson Sports complex with grass tennis courts, hard tennis court, clay courts; a yoga center, state of the art fitness center; dining options. Palisades Park offers soccer fields. There’s also an equestrian center and the Catawba Yacht Club, the Carolina Boat Club. The 1,132 acre McDowell Nature Preserve is also minutes away. This is resort-style living at its best.
