Crismark home sales in Quarter 3-2023 saw the average sale price remain flat year-over-year. Quarter-over-quarter, average home prices increased significantly and were at their highest level compared with the first two quarters of 2023. Median home sale price declined compared with the same quarter one year ago, but increased quarter-over-quarter. And as with the average sale price, the median sale price was at its highest level compared with the first two quarters of the year. Just seven homes sold in Quarter 3-2023, down 46% from one year ago. Crismark is a neighborhood with some 900 homes, so 23 closed sales in nine months were just a drop in the bucket in 2023. Low inventory is keeping home prices up and days on market relatively low at 23 days in the Third Quarter. At 99.99%, the list to sale price ratio shows there is virtual no negotiating room on Crismark homes.
