Providence Pointe home sales Q1-2025 saw an increase in both average and median home sale prices at 9% and 10%, respectively. Price per square foot declined 5% to $245 compared with one year ago. The number of homes sold increased 50% year-over-year to three. For a neighborhood with some 420 homes, three sales is a drop in the bucket. The list to sale price ratio declined year-over-year by 6% to 96%, providing Providence Pointe home buyers negotiating room on price. Days on market increased to 19 days compared with one year ago, but would still be considered low by any measure. The months supply of inventory declined 33% to 2.67 months, keeping Providence Pointe a home seller’s market in the first quarter of 2025.

One of the most in-demand and sought-after neighborhoods in the Ballantyne area of south Charlotte, Providence Pointe is a beautiful neighborhood with some 420 homes developed and built by Shea Homes between 2001 and 2008.
