Thornhill home sales Q1-2025 declined 20% to four homes sold compared with the same quarter one year ago. The average home sale price declined 14%. The median sale price declined 11%. The average price per square foot declined 7% to $224 compared with the same quarter one year ago. Some of this price decline can be attributed to the price mix of homes sold in the most recent quarter. At the same time, the number of homes available for sale increased 100% to eight, which also likely had an impact on sale prices. The list to sale price ratio also declined 3% to just under 100%. No doubt, the higher number of homes for sale impacted the list to sale price ratio, as well. Nonetheless, home buyers saw a very small window of opportunity to negotiate on price in the first quarter of 2025. The average days on market increased to 49 days in Q1-2025, again attributable to the higher number of homes available for sale. The months supply of inventory in Quarter 1-2025 was 2.0, up 150% compared with the same quarter one year ago, but unchanged from the most recent previous quarter, still keeping Thornhill a home seller’s market in Charlotte’s Ballantyne area.

One of the most in-demand and sought-after neighborhoods in the Ballantyne area in south Charlotte since the late 1980’s, Thornhill is a beautiful neighborhood with 505 homes situated on tree-lined streets and surrounded by mature landscaping. Demand for Thornhill homes stems from its location in Ballantyne just off of Elm Lane across the street from the Stonecrest Shopping Center and the excellent schools that serve Thornhill’s children.
The 505 single family homes in Thornhill are primarily transitional-style two-story homes with three to four bedrooms + a two-car garage. There are also single story and 1.5 story homes, as well as a small number of homes with basements. Thornhill homes range in size from about just under 1,400 square feet to over 3,000 square feet. On average, homes are about 2,500 square feet. Homes are situated on lots ranging in size from .12 of an acre to just over one third of an acre. Homes in Thornhill were built from the late 1980’s until 1998. Median age of Thornhill homes is 28 years.

Thornhill offers residents wonderful amenities, which include a Club House, pond, swimming pool, recreation area, pavilion, tennis courts, and walking trails. The active Homeowner Association organizes Easter, Halloween and holiday events, as well as various clubs for women, men and children, including competitive swim teams and tennis leagues.
The 22-acre Big Rock Park/Nature Preserve sits in the middle of the Thornhill community. Big Rock Nature Preserve is named for the granite extrusions that lie at the heart of the preserve. It contains the largest example of this geology in Mecklenburg County. With archaeological evidence showing Native American habitation dating back 7,000 years, this site has been designated as a Historic Landmark by the Charlotte Historic Landmarks Commission.
Top Schools Serve Thornhill Residents
Thornhill is served by some of the top schools in Charlotte, widely acknowledged for their academic performance, including Ardrey Kell High School, Jay M Robinson Middle School, and Endhaven Elementary School. Ardrey Kell High School is ranked as the #1 best high school for 2025 in the Greater Charlotte area. Jay M Robinson Middle School is ranked the #7 best public middle school in Mecklenburg County out of 73 public middle schools. (Rankings provided by niche.com) Effective the 2024/2025 and 2025/2026 school years, Thornhill students in grades 9,10, and 11 will be attending the new Ballantyne Ridge High School. Grade 12 students will remain in Ardrey Kell High School. As Ballantyne Ridge High School just opened in the 2024/2025 school year, there are no rankings as yet for this high school.
A number of Charlotte area’s top private and parochial schools are also nearby, including Charlotte Catholic High School, The British International School of Charlotte, and St Matthew Catholic School .

Thornhill is located in the heart of Charlotte’s upscale, popular Ballantyne and Blakeney areas. All the shopping you could want is within minutes of the neighborhood, including two large outdoor shopping centers (Blakeney and Stonecrest) which feature grocery shopping, high-end boutiques, spas, casual and fine dining restaurants, movie theatres. Carolina Place Mall and Atrium Health/Pineville are less than five miles away. Ballantyne Village is also accessible within minutes. All the major medical practices in Charlotte maintain offices in Ballantyne, as well. Also nearby are Trader Joe’s, Ballantyne Country Club, Piper Glen Club, horseback riding facilities in nearby Waxhaw. and so much more.
Thornhill provides easy commuting/access to the Ballantyne Corporate Park, South Park, I-485, Matthews, Fort Mill, Charlotte-Douglas Airport.
