Single family Reavencrest home sales Q1-2025 were unchanged at two sold properties compared with the same quarter one year ago. Both average and median home sale prices were unchanged year-over-year. The average price per square foot of $285 also did not change year-over-year. Average days on market were flat, as well. The list to sale price ratio was unchanged at 100.1% in Q1-2025 versus the same quarter one year ago, allowing no room home buyers to negotiate on price in the first quarter of 2025. Compared with one quarter ago, the list to sale price increased from 98.2%, a reflection of the tight inventory in this quarter. The months supply of inventory stood firm at just 1.0 months in Q5-2025, keeping Reavencrest single family homes in seller “territory.”

Built by Pulte Homes in the early 2000’s just as the Ballantyne area began expanding rapidly, Reavencrest offers five distinct “neighborhoods within a neighborhood.”

The 433 single family homes in Reavencrest are primarily two-story homes with three to four bedrooms + a two-car garage. They range in size from about 2,100 square feet to 2,900 square feet.
The Reavencrest patio homes range in size from about 1,400 square feet to 1,800 square feet and feature two to three bedrooms with two to three bathrooms + a two-car garage. While many of the patio homes are one story, there are some that have a bedroom and bath on the second floor.
The townhomes in Reavencrest range in size from 1,600 to just over 1,800 square feet. All are two-story plans with three bedrooms and 2.5 bathrooms. Most of the townhomes feature a one-car garage, but there are some with two-car garages. Reavencrest has some 189 patio homes and townhomes.
