Providence Pointe home sales Q1-2024  saw both average and median sale prices increase 10% year-over-year. Price per square foot also increased 14% to $258 compared with the same quarter one year ago. The list to sale price ratio rebounded to over 100% at 102.29%, up from 97.59% in the previous quarter ended December 31, 2023. Days on market increased to 10 days compared with the same quarter one year ago, but at 10 days would be considered low by any measure. Just two homes sold in Quarter 1-2024, equal to the two homes that sold in the same quarter one year ago (and also to the most recent quarter). For a neighborhood with some 420 homes, two sales in an entire quarter are just a drop in the bucket.

Providence Pointe neighborhood in Charlotte's Ballantyne area community entranceOne of the most in-demand and sought-after neighborhoods in the Ballantyne area of south Charlotte, Providence Pointe is a beautiful neighborhood with some 420 homes developed and built by Shea Homes between 2001 and 2008. Demand for Providence Pointe homes stems from its convenient location in Ballantyne just off Lancaster Highway and Highway 521/Johnston Road, which runs through Ballantyne.

 

Homes in Providence Pointe are primarily transitional-style two-story homes with four bedrooms + a two-car garage. There are also single story and 1.5 story homes. Providence Pointe homes range in size from about 1,900 square feet to over 4,500 square feet. On average, homes are about 2,900 square feet. Homes are situated on lots ranging in size from just under two tenths of an acre to about a half acre. Most of the homes are situated on about .25 acres. Median age of Providence Pointe homes is 18 years.
