Providence Pointe home sales Q2-2024  saw both average and median sale prices increase 3% and 5%, respectively, year-over-year. Price per square foot also increased 7% to $258 compared with the same quarter one year ago. The list to sale price ratio increased to 107.1%, up from 102.29% in the previous quarter ended March 31, 2024. Days on market increased to three days compared with the same quarter one year ago, but at three days would be considered low by any measure. Just one homes sold in Quarter 2-2024, down 67% from one year ago. For a neighborhood with some 420 homes, one sale in an entire quarter is just a drop in the bucket. Compared with Quarter 1-2024, home sale prices were up, days on market down, list to sale price ratio was up… all due to lack of inventory in Providence Pointe.

Demand for Providence Pointe homes stems from its convenient location in Ballantyne just off Lancaster Highway and Highway 521/Johnston Road, which runs through Ballantyne.

 

Homes in Providence Pointe are primarily transitional-style two-story homes with four bedrooms + a two-car garage. There are also single story and 1.5 story homes. Providence Pointe homes range in size from about 1,900 square feet to over 4,500 square feet. On average, homes are about 2,900 square feet. Homes are situated on lots ranging in size from just under two tenths of an acre to about a half acre. Most of the homes are situated on about .25 acres.
