Waxhaw Real Estate: February 2024 | What To Know Now
Waxhaw area real estate February 2024 saw both the median and average home sale prices increase from one year ago, but decline from one month ago. Closed sales improved in February 2024 by 42.9% after declining to their lowest level in three years one month ago. The list to sale price ratio rebounded to 100+%. Days on market declined from the previous month of January and from February one year ago. Inventory of homes for sale was up in February, both month-over-month and year-over-year. New listings increased a second consecutive month and were also higher compared with February one year ago.
WAXHAW REAL ESTATE HIGHLIGHTS: FEBRUARY 2024
WAXHAW HOME PRICES UP YEAR-OVER-YEAR | DOWN MONTH-OVER-MONTH
The median sale price in February 2024 was $717,000, down 10.31% from $800,000 in the previous month of January. The median sale price was 17.62% higher than $610,000 in February one year ago. The median sale price in February 2024 was at its highest level February 2023 and 2022.
The average sale price in February 2024 was $805,619, down 14.96% from $947,291 in January 2024. The average sale price in February 2024 improved 6.33% from $757,626 in February one year ago. The average sale price in February 2024 was its highest compared with February 2023 and 2022.
Price per square foot was $249 in February 2024, up 5.51% from $236/square foot in January 2024 and increasing 17.45% from $212 in February one year ago.
WAXHAW HOMES LIST TO SALE PRICE RATIO REBOUNDED IN FEBRUARY TO 100+%
The February 2024 list to sale price ratio was 100.36%, up from 97.54% in the previous month of January and up from 98.03% in February one year ago. Waxhaw area buyers did not see big opportunities to negotiate on price in February 2024.
WAXHAW HOMES’ AVERAGE DAYS ON MARKET DOWN MONTH-OVER-MONTH & YEAR-OVER-YEAR
Average days on market in February 2024 were 36 days, declining four days from 40 days in in the previous month. Compared with February 2023, average days on market decreased 25 days from 61 days. Compared with February 2022, average days on market were 19 days higher in 2024.
WAXHAW SALES UP MONTH-OVER-MONTH | DOWN YEAR-OVER-YEAR
Closed sales improved in February 2024 to 50, up 42.86% (35 sales) in the previous month and down 9.09% from February 2023 (55 sales). Compared with February 2022, this year saw 26 fewer closed sales.
WAXHAW HOUSING INVENTORY UP
Inventory of homes for sale in February 2024 stood at 324 properties, up 5.54% from 307 properties in the previous month of January. Inventory was 1.25% higher than in February one year ago. Inventory was also higher compared with February 2022 (279 properties for sale).
NEW LISTINGS INCREASED A SECOND CONSECUTIVE MONTH
The number of new listings in February 2024 was 79, increasing 31.67% from 60 new listings in the previous month of January. New listings were 51.92% higher than the 52 new listings in February 2023. Compared with February 2022, new listings in 2024 were lower by five properties.
