The average sales price came in at $871,831, down 9.12% month-over-month from $959,367 and 1.76% lower year-over-year than $887,426. This is the lowest average sale price for June in the past three years, suggesting more competitive pricing opportunities for buyers. However, it should also be noted that some of the decline is due to the price mix of homes sold in June 2025 versus one month ago.

 

The average price per square foot held steady at $254, slightly lower than last month’s $258 but unchanged from June 2024.
