The Waxhaw area housing market remained a seller’s market in April 2021 with continued significant decreases in inventory. With 70.5% less inventory year-over-year and huge buyer demand, days on market were down, home prices were up, as were closed and pending sales.

The Waxhaw area of the Charlotte, North Carolina metro area (the 28173 zip code–encompassing the three towns of Waxhaw, Marvin and Weddington) continued to see tight inventory (dropping 70.5% year-over-year) in April 2021, despite an increase in new listings of 32.6%.
Average days on market decreased 15 days to 29 days year-over-year. Median days on market were 3 days in April, down 8 days year-over-year.
Continued tight inventory and a months supply of homes of 0.8 months (a 2.7 month’s drop from 3.5 months one year ago), kept the Waxhaw area a seller’s market.
With home sellers receiving a median 101.2% of list price in final sale price (up 2.4% year-over-year) there was virtually no room for home buyers to negotiate in April 2021. And with more than half of the homes sold selling at over 100% of asking price or more, there was no negotiating room at all.
Home sale prices increased 0.8%, on average, in April compared with the same month one year ago. The average sale price was $537,570. The median sale price was $440,540. Both average and median sale prices increased month-over-month.
Price per square foot increased 15.5% to $171/square foot (up $23/square foot) in April versus the same month one year ago.
Closed sales increased 35.2% while pending sales increased 42.2% in April 2021 compared with the same month one year ago. An increase of 32.6% in new listings helped push both closed and pending sales higher. The higher sales also show how much home sales have bounced back in April 2021 a year after pandemic-related lockdowns essentially put real estate activity on pause in April 2020.
