With homesellers receiving a median 101.2% of list price in final sale price (up 2.4% year-over-year) there was virtually no room for home buyers to negotiate in April 2021. And with more than half of the homes sold selling at over 100% of asking price or more, there was no negotiating room at all.
Home sale prices increased 0.8%, on average, in April compared with the same month one year ago. The average sale price was $537,570. The median sale price was $440,540. Both average and median sale prices increased month-over-month.

Closed sales increased 35.2% while pending sales increased 42.2% in April 2021 compared with the same month one year ago. An increase of 32.6% in new listings helped push both closed and pending sales higher.
