The median sales price in July 2025 was $505,000, down 9.9% from $560,500 in June 2025 and 5.61% lower than $535,000 in July 2024.
The average sales price came in at $551,919, a 4.97% drop from $580,755 in the prior month and 4.17% lower than $575,929 a year ago.
The average sales price per square foot was $222, down 1.33% from $225 in June 2025 and 3.48% lower than $230 in July 2024.
📊 List To Sale Price Ratio
The list to sale price ratio in July 2025 was 98.7%, matching June 2025 but down from 100.21% in July 2024. While sellers are still securing close to their asking prices, the dip compared with last year signals slightly more room for price adjustments during negotiations.
📉 Number of Properties Sold
A total of 68 properties sold in July 2025 was down 17.07% from 82 in the previous month and 6.85% lower than 73 in July 2024. July 2025 sales were at their lowest level compared with July 2024 and 2023. Reduced sales volume points to a slowdown in buyer activity. This could be linked to rising inventory levels, giving buyers more time to make decisions.

The average days on market (DOM) for July 2025 were 40 days, down 9.09% from 44 days in June 2025, but 25% higher than 32 days in July 2024. July 2025 had the highest DOM compared with July 2024 and 2023, but the lowest days on market so far in 2025. While homes stayed on the market longer than last year, the shorter DOM compared with recent months suggests that well-priced listings are still moving efficiently.
📦 Inventory & Months Supply of Inventory
There were 371 properties for sale in July 2025, up 4.8% from 354 in June 2025 and 50.81% higher than 246 in July 2024.
The Indian Land Months Supply of Inventory was 5.46 months—its highest level compared with July 2024 and 2023, as well as the past three years. While Indian Land remained in a balanced market in July 2025, conditions were edging toward a buyer’s market.
📝 New Listings
July 2025 saw 110 new listings, down 3.51% from 114 in June 2025, but 27.91% higher than 86 in July 2024. July 2025 listings were at their highest level compared with July 2024 and 2023. At the same time, this was also the third consecutive month that new listings declined in Indian Land.
