Ballantyne real estate August 2024 saw home prices improve from one year ago. List to sale price ratio remained above 100%. Ballantyne home buyers did not have many opportunities to negotiate on price. Sales declined both year-over-year and month-over-month. Days on market remained low at 16 days. Housing inventory increased a sixth consecutive month to its highest level since October 2023.  New listings declined a third consecutive month, but were still higher than in August one year ago. With 3.9 months supply of inventory, Charlotte’s Ballantyne area remained a home seller’s market in August, inching towards a balanced market.

BALLANTYNE HOME SALE PRICES UP 

Median sale price in August 2024 was $646,000, up 8.03% from $598,00 in July 2024. The median sale price improved 24.24% from $519,950 in August 2023.  The August 2024 median sale price was at its highest level compared with August 2023 and 2022.

 

Average sale price in August 2024 was $686,483, unchanged from July 2024. The average sale price was 10.95% higher than $618,754 in August 2023. The August 2024 average home sale price was at its highest level compared with August 2023 and 2022.

 

Average Sale Price Per Square Foot was $260 in August 2024, down 1.89% compared with the previous month of July and 4.84% higher than the $248 price per square foot for Ballantyne homes in August 2023. 

 

 

BALLANTYNE HOMES LIST TO SALE PRICE RATIO OVER 100%

The list to sale price ratio of 100.44% in August 2024 was equal to the previous month of July and to August 2023.

 

 

BALLANTYNE AVERAGE DAYS ON MARKET REMAINED LOW

Average days on market for Ballantyne area homes in August were 16 days, up 5 days from July’s 11 days.  Average days on market were 5 days higher than in August 2023 and 6 days higher than in August 2022. Although up in August 2024, 16 days on market are a low number by any measure.

 

 

BALLANTYNE SALES DECLINED

The number of properties sold in August 2024 declined to 82, down 20.39% from 103 properties sold in the previous month of July. Compared with August 2023, the number of properties sold was 2.38% lower. August 2023 sales stood at 84. August 2022 sales stood at 102.

 

 

BALLANTYNE INVENTORY INCREASED A SIXTH CONSECUTIVE MONTH

Ballantyne’s inventory of properties for sale in August 2024 was 320, up 1.27% from 317 properties in July 2024 and 20.75% higher than the 265 properties for sale in August 2023. The number of properties for sale were lower than the 348 properties for sale in August 2022. August inventory was at its highest level since October 2023.

 

With 3.9 months supply of inventory (versus 3.17 one month ago), Ballantyne area remained in home seller “territory” in August 2024, but was inching towards a balanced market.

 

 

NEW LISTINGS DOWN A FOURTH CONSECUTIVE MONTH

The number of new listings in Ballantyne area in August 2024 was 95, declining 2.06%  from 97 in the previous month of July. New listings were 33.8% higher than in August 2023, which had 97 new listings. Compared with August 2022, new listings were down by 28 properties in 2024.
