Hunter Oaks home sales Q1-2024 saw a significant increase in both average and median home sale prices compared with the same quarter in 2023. Average and median home sale prices also increased significantly from the most recent quarter ended December 31, 2023. The price per square foot increased 24% to $241 from Quarter 1-2023. The list to sale price ratio improved 5% year-over-year and 1.5% quarter-over-quarter. Hunter Oaks home buyers did not see any real opportunity to negotiate on sale price in Q1-2024. The number of properties increased rose by one from the same quarter one year ago. Days on market were way down compared with the same quarter one year ago, down by 50 days. The months supply of inventory in Hunter Oaks declined 29% to just one month, year-over-year, keeping Hunter Oaks in home seller “territory.”
