Indian Trail Real Estate September 2024 Highlights
Indian Trail real estate September 2024 saw home sales prices mostly decline. Only the year-over-year average sale price increased. Days on market declined three days to 28 days from the previous month and also from September one year ago. List to sale price ratio was unchanged from one month ago to 99.01%. At just under 100%, Indian Trail home buyers did not see much of an opportunity to negotiate on price. New listings declined to their lowest level since January 2024 after three consecutive months of increases. The number of properties for sale in September declined after fourth consecutive months of increases. The months supply of inventory (MSI) was 4.14 months in August, keeping Indian Trail in home seller territory, but inching towards a more balanced market.
INDIAN TRAIL HOME SALE PRICES MOSTLY DOWN
Average home sale price in Indian Trail was $463,554, down 5.07% from $488,302 in the previous month of August. The average sale price improved 3.42% from $448,221 in September one year ago.
Median home sale price was $415,000, down from $455,000 in the previous month. The median sale price was 5.57% lower than the $439,500 price in September 2023. The Indian Trail median home sale price in September 2024 was at its lowest level compared with September 2023 and 2022.
Price per square foot averaged $213 in September 2024, up 2.4% from the previous month’s $208 per square foot. Price per square foot was 1.91% higher than $209 in September 2023.
INDIAN TRAIL HOUSING INVENTORY DOWN
After four consecutive months of increases, the number of properties for sale in September 2024 declined 4.69% to 203 properties for sale from 213 in the previous month of August. Inventory was 19.41% higher than in September 2023 when inventory stood at 170 homes. Compared with September 2022, when properties for sale stood at 252, inventory was lower in September 2024.
The months supply of inventory increased to 4.14 months from 3.58 months in the previous month of August. At just over four months of inventory, Indian Trail remained more of a home seller’s market in August 2024.
NEW LISTINGS DOWN 42+% MONTH-OVER-MONTH
After three consecutive months of increases, new listings declined 42.11% from 76 properties to 44 properties month-over-month. New listings were 24.14% lower than the 58 new listings we saw one year ago in September 2023. September 2024 listings were lower compared with September 2022, which saw 87 new listings. September’s new listings were at their lowest level since January 2024.
INDIAN TRAIL HOME SALES DOWN MONTH-OVER-MONTH | UP YEAR-OVER-YEAR
Sales in September 2024 declined 16.95% to 49 from 59 sales in August. Compared with September 2023 sales were higher (45 sales). Compared with September 2022 sales were lower (79). September 2024 saw the lowest level of sales since March 2024 when there were 46 sales.
DAYS ON MARKET DOWN TO UNDER ONE MONTH
Average days on market decreased 9.68% to 28 days from 31 days in the previous month of August. Compared with September 2023, days on market were 3 days lower this year. Compared with September 2022, days on market were 12 days lower this year.
LIST TO SALE PRICE RATIO JUST UNDER 100%
The list to sale price ratio in August 2024 was 99.01%, equal to to the previous month and down from 100.29% in September 2023.
