Indian Trail Real Estate February 2024 Highlights

Indian Trail real estate February 2024 home prices held their own with the average sale price up month-over-month and unchanged year-over-year. The median sale price declined slightly from one month ago and one year ago. February’s closed sales were at their second lowest level in over three years. Days on market decreased to 38 from 45 days one month ago and from 48 days one year ago.  List to sale price ratio improved to just under 100%. New listings increased in February 2024 after reaching their lowest level in 3+ years one month ago.  Despite more new listings, housing inventory declined month-over-month and year-over-year.

INDIAN TRAIL HOME SALE PRICES HELD THEIR OWN

Average home sale price in Indian Trail at $467,890 improved 7.78% from $434,108 in the previous month of January. The average sale price in February 2024 was equal to what we saw in February one year ago.

 

Median home sale price was $435,000, declining 1.6% from $442,087 in the previous month of January. The median sale price was 2.58% lower than the $446,500 price in February 2023. 

 

Price per square foot averaged $212 in February 2024, equal to that of the most recent previous months of  January and December. Price per square foot was 9.84% higher than $193 in February 2023. This was the highest price per square foot Indian Trail has seen since 2021.

 

 

INDIAN TRAIL HOUSING INVENTORY AT LOWEST LEVEL SINCE APRIL 2022

The number of properties for sale in February 2024 declined by four homes from one month ago to 144 homes. Inventory was 16.28% lower than in February 2023 when inventory stood at 172 homes. 

 

 

NEW LISTINGS IN INDIAN TRAIL INCREASED

New listings increased 58.06% from 31 homes to 49 home month-over-month. New listings were 15.52 % lower than the 58 new listings we saw one year ago in February 2023. February 2024 new listings were at their lowest compared with February 2023 (58 new listings) and February 2022 (76 new listings). 

 

 

INDIAN TRAIL HOME SALES FLAT MONTH-OVER-MONTH | DOWN YEAR-OVER-YEAR

Sales in February 2024 were flat, decreasing by one sale to 33 properties sold compared with the previous month.  Sales were 28.26% lower than in February 2023 which had 46 sales. The February 2024 sales were at their lowest level compared with February 2023 (46 sales) and February 2022 (55 sales).  January 2024 sales were at their second lowest level in over three years.

 

 

DAYS ON MARKET DOWN

Average days on market declined to 38 days from 45 days in January 2024. Compared with February 2023, days on market declined by 10 days from 48 days. Compared with February 2022, days on market were 27 days higher in 2024.

 

 

LIST TO SALE PRICE RATIO UP TO JUST UNDER 100%

The list to sale price ratio in February 2024 was 99.72%, up from 97.94% in the previous month of January and up from 97.67% in February one year ago,
