INDIAN LAND REAL ESTATE FEBRUARY 2024 HIGHLIGHTS

 

Indian Land real estate February 2024 saw new listings increase a second consecutive month. Inventory also increased slightly from one month ago and one year ago. With the months supply of inventory at 3.9 months, Indian Land could still be considered a seller’s market, but is close to a balanced market.  Days on market increased to their highest level since 2021. List to sale price ratio improved to 99.12% and was higher compared with one month and one year ago. Average and median home prices improved both year-over-year and month-over-month with prices up over $500,000. The number of properties sold in February increased 14+% from one month ago, but remained unchanged from one year ago.

NEW LISTINGS IN INDIAN LAND INCREASED A SECOND CONSECUTIVE MONTH

New listings in February 2024 were 79, increasing 29.51% from 61 in January 2024. Compared with February 2023, new listings were up 49.06% from 53 listings. Compared with February 2022 new listings (86 listings) in February 2024 were somewhat lower.

 

 

INDIAN LAND INVENTORY UP MONTH-OVER-MONTH & YEAR-OVER-YEAR

Indian Land housing inventory increased slightly by 3.31% to 187 from 181 in the previous month of January. Compared with February 2023, the number of properties for sale increased 2.19% from 183. Compared with February 2022, inventory was up from 129 properties for sale. Inventory in February 2024 was at its highest level compared with February 2023 and 2022.  

 

 

INDIAN LAND HOME SALE PRICES IMPROVED MONTH-OVER-MONTH & YEAR-OVER-YEAR

Average home sale price in February 2024 was $550,974, up 3.63% from the average sale price of $531,688 in the previous month of January.  February’s average sale price was 3.8% higher than one year ago in February when the average sale price was $530,816. The average sale price in February 2024 was at its highest level compared with February 2023 and 2022.

 

Median home sale price in February 2024 was $515,000, up 7.44% from January’s $479,350. Median sale price improved 4.17% from $494,375 in February 2023. The median sale price in February 2024 was at its highest level compared with February 2023 and 2022.

 

Price per square foot for Indian Land homes in February 2024 increased 3.81% to $218 from $210 in the most recent month of January. Year-over-year, the February 2024 price per square foot was was 2.35% higher than in February 2023 when it was $213 per square foot.

LIST TO SALE PRICE RATIO IN INDIAN LAND UP

The list to sale price ratio in February 2024 improved to 99.12% from 98.34% in the previous month of January. The ratio also improved over February 2023.

 

 

DAYS ON MARKET UP MONTH-OVER-MONTH & YEAR-OVER-YEAR A SECOND CONSECUTIVE MONTH

Days on market for Indian Land properties were 56 days, up from 49 days in the previous month of January. February’s days on market were also higher than in February 2023 which saw 48 days on market and February 2022, which saw 13 days on market. This was the highest number of days on market in Indian Land in since 2021. New construction activity has picked up in Indian Land and could well account for the higher days on market.

 

 

NUMBER OF PROPERTIES SOLD IMPROVED 

The number of properties sold in February 2024 increased 17.14% to 48 from 42 properties sold in January 2024. Sales were unchanged compared with February one year ago, but considerably lower than in February 2022 which saw 72 sales.
