Indian Trail Real Estate June 2024 Highlights

Indian Trail real estate June 2024 saw home sales prices remain relatively flat month-over-month and year-over-year. Sales improved 20% from one month ago, but declined from one year ago. Days on market declined a fifth consecutive month to 21 days to their lowest level since August 2022.  List to sale price ratio was just under 100% at 99.9% leaving little room for Indian Trail home buyers to negotiate on price. New listings declined after increasing to their second highest level since August 2022 one month ago. The number of properties for sale in June 2024 was at its highest level since December 2022. The months supply of inventory (MSI) declined to 3.1 in June, keeping Indian Trail in home seller territory.

INDIAN TRAIL HOME SALE PRICES 

Average home sale price in Indian Trail was $478,646, up 6.53% from $449,290 in the previous month of May. The average sale price improved 1.59% from $471,155 in June one year ago. The Indian Trail average home sale price in June 2024 was at its highest compared with June 2023 and 2022.

 

Median home sale price was $428,916, down 1.2% from $434,139 in the previous month of May. The median sale price was 4.79% lower than the $450,495 price in June 2023. 

 

Price per square foot averaged $219 in June 2024, up 2.82% from the previous month’s $213 per square foot. Price per square foot was 5.29% higher than $208 in June 2023. 

 

 

INDIAN TRAIL HOUSING INVENTORY UP MONTH-OVER-MONTH & YEAR-OVER-YEAR

The number of properties for sale in June 2024 increased 4.49% to 186 properties for sale from 178 in the previous month of May. Inventory was 16.98% higher than in June 2023 when inventory stood at 159 homes. Compared with June 2022, when properties for sale stood at 170, inventory was higher in June 2024. The June 2024 inventory was at its highest level since December 2022 when inventory stood at 208 properties for sale.

 

The months supply declined to 3.1 months from 3.98 months in the previous month of May. At just over three months of inventory, Indian Trail remained a home seller’s market in June 2024.

 

 

NEW LISTINGS DECLINED AFTER REACHING THEIR SECOND HIGHEST LEVEL SINCE AUGUST 2022 LAST MONTH

New listings declined 26.37% from 91 properties to 67 properties month-over-month. New listings were 17.28% lower than the 81 new listings we saw one year ago in June 2023. June 2024 listings were lower compared with June 2022, which saw 95 new listings.

 

 

INDIAN TRAIL HOME SALES UP FROM ONE MONTH AGO | DOWN FROM ONE YEAR AGO

Sales in June 2024 improved 20% to 60 from 50 sales in May. Sales were at their lowest level compared with June 2023 (76 sales) and June 2022 (134 sales). 

 

 

DAYS ON MARKET DECLINED A FIFTH CONSECUTIVE MONTH

Average days on market declined 16% to 21 days from 25 days in the previous month of May. Compared with June 2023, days on market were 14 days lower this year (-40%). Compared with June 2022, days on market were two days higher this year. June 2024 days on market were at their lowest level since August 2022 when they stood at 19 days.

 

 

LIST TO SALE PRICE RATIO JUST UNDER 100%

The list to sale price ratio in June 2024 was 99.9% equal to that of the previous month and and to that of the same month one year ago. On the whole, Indian Trail home buyers saw little opportunity to negotiate on home prices.
