INDIAN LAND REAL ESTATE JUNE 2024: WHAT TO KNOW NOW
Indian Land real estate June 2024 saw new listings decline a second consecutive month. New listings increased just under 15% year-over-year. Inventory increased both from one month ago and one year ago. June 2024 inventory was also at its highest level in the past three years. With 3.38 months supply of inventory, Indian Land remained a seller’s housing market. Days on market increased to 31 days in June 2024, after three consecutive months of declines in DOM in Indian Land. The list to sale price ratio of 99.36%, kept opportunities for Indian Land home buyers to negotiate on price at a minimum. Median and average home prices improved year-over-year, but declined from one month ago. The number of properties sold in June declined from one month ago and one year ago.

NEW LISTINGS IN INDIAN LAND DECLINE A SECOND CONSECUTIVE MONTH
New listings in June 2024 were 93, down 7% from 100 in the previous month of May. Compared with June 2023, new listings were 14.81% higher at 81 listings. Compared with June 2022 new listings (138 listings) in June 2024 were considerably lower.
INDIAN LAND INVENTORY UP MONTH-OVER-MONTH & UP YEAR-OVER-YEAR
Indian Land housing inventory increased 9.59% to 240 from 219 in the previous month of May. Compared with June 2023, the number of properties for sale increased 38.73% from 173. Compared with June 2022, inventory was up from 215 properties for sale. The June 2024 inventory was at its highest level compared with June 2023 and 2022. June 2024 inventory was also at its highest level in the past three years.
The months supply of inventory increased in June to 3.38 months from 2.82 months in May 2024. With 3.38 months supply of inventory, Indian Land remained in home seller “territory” in the month of June 2024.
INDIAN LAND HOME SALE PRICES DOWN MONTH-OVER-MONTH | UP YEAR-OVER-YEAR
Average home sale price in June 2024 was $551,249, down 6.59% from the average sale price of $590,129 in the previous month of May. Average sale price was 9.3% higher than $504,351 in June one year ago. The average sale price in June 2024 was at its highest level compared with June 2023 and 2022.
Median home sale price in June 2024 was $530,000, down 3.64% from $550,000 in the previous month of May. Median sale price increased 13.37% from $467,500 in June 2023. The median sale price in June 2024 was at its highest level compared with June 2023 and 2022.
Price per square foot for Indian Land homes in June 2024 was $230, up 2.22% from $225 the previous month of May. Year-over-year, the June 2024 price per square foot was was 5.99% higher than in June 2023 when it was $217 per square foot.

LIST TO SALE PRICE RATIO IN INDIAN LAND JUST UNDER 100%
The list to sale price ratio in June 2024 was 99.36%, down from 100.58% in the previous month of May 2023. The list to sale price ratio was equal to that of June 2023. Indian Land home buyers continued to see little room to negotiate on price.
DAYS ON MARKET UP AFTER DECLINING THREE CONSECUTIVE MONTHS
Days on market for Indian Land properties in June 2024 were 31 days, increasing from 19 days in the previous month of May. June’s days on market were 10.71% higher than in June 2023, which saw 28 days on market. Compared with June 2022, days on market were 26 days higher this year.
NUMBER OF PROPERTIES SOLD DOWN
The number of properties sold in June 2024 declined 7.79% to 71 sales from 77 in the previous month of May. Compared with June 2023, sales declined 15.48% from 84. Compared with June 2022, sales declined from 114.
