INDIAN LAND REAL ESTATE APRIL 2024: WHAT TO KNOW NOW
Indian Land real estate April 2024 saw new listings increased significantly from the previous month of March (+52.9%). Inventory was also almost 31% higher than in April one year ago. With 3.79 months supply of inventory, Indian Land remained a seller’s housing market, but was slowly moving towards a balanced market. April 2024 inventory was at its highest level since November 2023. Days on market declined to 32 days in April 2024. List to sale price ratio remained unchanged at just under 100%, keeping the opportunities to negotiate on price at a minimum. Average home price increased both month-over-month and year-over-year with the average price per square foot at its highest level since 2021. The number of properties sold in April declined from one month ago and one year ago.

NEW LISTINGS IN INDIAN LAND UP ALMOST 53%
New listings in April 2024 were 107, up 52.86% from 70 in the previous month of March. Compared with April 2023, new listings were up 30.49% from 82 listings. Compared with April 2022 new listings (117 listings) in April 2024 were lower.
INDIAN LAND INVENTORY UP MONTH-OVER-MONTH & UP YEAR-OVER-YEAR
Indian Land housing inventory increased 12.17% to 212 from 189 in the previous month of March. Compared with April 2023, the number of properties for sale increased 12.17% from 189. Compared with April 2022, inventory was up from 152 properties for sale. The April 2024 inventory was at its highest level compared with April 2023 and 2022. April 2024 inventory was also at its highest level since November 2023, when inventory stood at 217 properties.
With 3.79 months supply of inventory, Indian Land remained in home seller “territory” in the month of April 2024, but was moving towards a balanced market between buyers and sellers.
INDIAN LAND AVERAGE HOME SALE PRICE UP
Average home sale price in April 2024 was $527,994, up 3.88% from the average sale price of $508,264 in the previous month of March. Average sale price was also 1.1% higher than $522,234 in April one year ago.
Median home sale price in April 2024 was $472,500, equal to that in the previous month of March. Median sale price declined 7.71% from $512,000 in April 2023. This decline is likely due to the price mix of homes sold in April 2024 and not to any decline in home values in Indian Land.
Price per square foot for Indian Land homes in April 2024 was $231 unchanged from the previous month of March. Year-over-year, the April 2024 price per square foot was was 13.79% higher than in April 2023 when it was $203 per square foot. March and April 2024 price per square foot was at its highest level since 2021.

LIST TO SALE PRICE RATIO IN INDIAN LAND JUST UNDER 100%
The list to sale price ratio in April 2024 was 99.57%, unchanged from the previous month of March and from April 2023. Indian Land home buyers continued to see little room to negotiate on price.
DAYS ON MARKET REMAINED LOW
Days on market for Indian Land properties in April 2024 were 32 days, down from 34 days in the previous month of March. April’s days on market were 23.08% higher than in April 2023, which saw 26 days on market. Compared with April 2022, days on market were 26 days higher this year. April 2024 days on market were at their lowest level since October 2023, when DOM stood at 22.
NUMBER OF PROPERTIES SOLD DECLINED
The number of properties sold in April 2024 declined 23.29% to 56 sales from 73 in the previous month of March. Compared with April 2023, sales declined 12.5% from 64. Compared with April 2022, sales declined from 71. The April 2024 sales were at their lowest level compared with April 2023 and 2022.
