Fort Mill Real Estate June 2024 | What To Know Now

Fort Mill real estate June 2024 (29715 and 29708 zip codes) saw average and median home prices increase month-over-month and year-over-year, except for the average sale price which declined 3.46% from May 2023. After four consecutive months of sale increases, sales fell off in June 2024, declining 7.09% from one month ago. Compared with sales in June one year ago, sales improved in June 2024.  New listings declined slightly (-1.69%) from the previous month, but increased substantially over June one year ago. Days on market remained relatively low at 20 days, declining 5 days from the previous month and were unchanged from one year ago.  Inventory increased in June to its highest level in the past three years. The months supply of inventory at 2.98 months, kept Fort Mill in home seller territory despite the higher levels of inventory. List to sale price ratio of 99.51% was essentially flat compared with one month and one year ago and provided little room for Fort Mill buyers to negotiate on price.

SALES IN FORT MILL DECLINED 

After four consecutive months of higher sales, Fort Mill sales in June 2024 were 131, down 7.09% from 141 in the previous month of May. Year-over-year sales also declined from 164 sales in June 2023. June 2024 sales were also lower than in June 2022 when Fort Mill had 141 sales. 

 

 

NEW LISTINGS IN FORT MILL DOWN MONTH-OVER-MONTH | UP YEAR-OVER-YEAR

New listings in Fort Mill declined 1.69% to 175 in June 2024 from 178 one month ago. New listings increased 25.9% from 139 in June one year ago. New listings were also higher than in June 2022, which saw 168 new listings come on market. 

 

 

FORT MILL HOUSING INVENTORY AT ITS HIGHEST LEVEL IN THE PAST THREE YEARS

The number of properties for sale in June 2024 was 391, up 6.54% from 367 in the previous month of May. Inventory was also higher than in June 2023 (277) and June 2022 (326).  Housing inventory was at its highest level in three years.

 

The months supply of inventory increased slightly to 2.98 months from 2.63 months in the previous month of May. This kept Fort Mill in home seller territory in June 2024.

 

 

AVERAGE DAYS ON MARKET DOWN

Average days on market in Fort Mill were 20 days, down 5 days from the previous month of May. Days on market were unchanged from June one year ago. Days on market were 11 days higher in the current year than what we saw in June 2022. 

 

 

LIST TO SALE PRICE RATIO JUST UNDER 100%

The June 2024 list to sale price ratio was 99.51%, essentially equal to what we saw in the previous months of May and in June one year ago. Fort Mill home buyers are not seeing any significant opportunity to negotiate on price.

 

 

FORT MILL SALE PRICES MOSTLY INCREASED IN JUNE 2024

Average home sale price was $549,706 in June 2024, down 3.46% from $569,435 in the previous month of May. Year-over-year, the average home price improved 4% from $528,544 in June 2023. 

 

Median home sale price increased 7.68% to $527,639 in June 2024 from $490,000 in the previous month of May. Year-over-year, the median sale price increased 13.23% from $466,000 in June 2023. The June 2024 median sale price was at its highest level compared with June 2023 and 2022.

 

Price per square foot was $227,  down 6.97% from $244 in the previous month of May. Year-over-year, the price per square foot increased 5.58% from $215.
