Waxhaw Real Estate September 2024 | What To Know Now

Waxhaw area real estate September 2024 saw median and average sale prices decline both month-over-month and year-over-year. Sales declined a third consecutive month, but increased 18.52% versus September 2023.  The list to sale price ratio of 99.27% in September 2024 provided Waxhaw area home buyers minimal opportunity to negotiate on price. Average days on market remained below one month (23 days) for a seventh consecutive month.  Inventory of homes for sale increased an eighth consecutive month to its highest level in the past three years. New listings declined in September for a fourth consecutive month to their lowest level since January 2024.  Months supply of inventory increased to 7.11 months in September, pushing Waxhaw into a home buyer’s market.

WAXHAW HOME PRICES DOWN YEAR-OVER-YEAR & MONTH-OVER-MONTH

The median sale price in September 2024 was $648,950, down 15.72% from $769,950  in the previous month of August. The median sale price was 15.78% lower than $775,000 in September one year ago. The September 2024 median sale price was at its lowest compared with September 2023 and 2022.

 

The average sale price in September 2024 was $758,495, down 14.58% from $887,958 in the previous month of August 2024. The average sale price in September 2024 was 10.13% lower than the $844,001 in September one year ago.  The average sale price in August 2024 was at its lowest compared with September 2023 and 2022.

 

Price per square foot was $258 in September 2024, up 1.98% from $253 from one month ago and increasing 10.26% from $234 in September one year ago. 

 

 

WAXHAW HOMES LIST TO SALE PRICE RATIO JUST UNDER 100%

The September 2024 list to sale price ratio was 99.27%, flat compared with August, July and June 2024, as well as with September 2023. Waxhaw area buyers did not see significant opportunities to negotiate on price in August 2024.

 

 

WAXHAW HOMES AVERAGE DAYS ON MARKET BELOW ONE MONTH A 7th CONSECUTIVE MONTH

Average days on market in September 2024 were 23 days, flat compared with the previous month. Compared with September 2023, average days on market were 12 days lower this year. Compared with September 2022, average days on market were four days higher in 2024. 

 

 

WAXHAW SALES DOWN A 3RD CONSECUTIVE MONTH, BUT UP YEAR-OVER-YEAR

Sales declined in September 2024 to 64, down 23.81% from 84 sales in the previous month. September 2024 sales were 18.52% higher compared with September 2023 (54 sales).  Compared with September 2022, the current year saw 35 fewer sales. 

 

 

WAXHAW HOUSING INVENTORY UP AN 8th CONSECUTIVE MONTH

Inventory of homes for sale in September 2024 stood at 455 properties, up three properties versus one month ago. Inventory was 38.30% higher than in September one year ago (329 properties for sale). Inventory was also higher compared with September 2022  (394 properties for sale).  Inventory in September 2024 was at its highest level in the past three years.

 

The months supply of inventory increased from 5.35 months in August to 7.11 months in September. At 7.11 months supply of inventory, the Waxhaw housing market has moved into a home buyer’s market.

 

 

NEW LISTINGS DECLINED A 4th CONSECUTIVE MONTH

The number of new listings in September 2024 was 78, down 27.78% from 108 new listings one month ago.  New listings were 1.27% lower than the 79 new listings in September 2023. September 2022 new listings were higher at 106. The September 2024 new listings were at their lowest level since January 2024 which saw 66 new listings in the Waxhaw area.
