Indian Trail Real Estate April 2024 Highlights

Indian Trail real estate April 2024 saw home sale prices improve slightly from April one year ago, but decline slightly from one month ago. Closed sales in April improved for a fifth consecutive month to their highest level since August 2023. Days on market declined to under one month at 26 days to their lowest level since September 2023. Days on market declined almost 53% compared with April one year ago. List to sale price ratio was just under 100% leaving little room for Indian Trail home buyers to negotiate on price. New listings declined almost 33% in April 2024 from the previous month. New listings were flat compared with April one year ago. The number of properties for sale in April 2024 declined 7.98% from the previous month and was flat compared with April one year ago. The months supply of inventory (MSI) declined to 2.46 months from 3.7 months in March, keeping Indian Trail remained in home seller territory.

INDIAN TRAIL HOME SALE PRICES UP YEAR-OVER-YEAR | DOWN MONTH-OVER-MONTH

Average home sale price in Indian Trail at $462,219, down 3.67% from $479,812 in the previous month of March. The average sale price in April 2024 was 1.8% higher than $454,042 in April one year ago. The Indian Trail average home sale price in April 2024 was at its highest compared with April 2023 and 2022.

 

Median home sale price was $450,000, down 5.46% from $476,000 in the previous month of March. The median sale price was 1.07% higher than the $445,242 price in April 2023. The Indian Trail median home sale price in April 2024 was at its highest compared with April 2023 and 2022.

 

Price per square foot averaged $215 in April 2024, down 2.71% from the previous month’s $221 per square foot. Price per square foot was 8.59% higher than $198 in April 2023. 

 

 

INDIAN TRAIL HOUSING INVENTORY DECLINED MONTH-OVER-MONTH & YEAR-OVER-YEAR

The number of properties for sale in April 2024 declined 7.98% to 150 properties for sale from 163 in the previous month of March. Inventory was 1.96% lower than in April 2023 when inventory stood at 153 homes. Compared with April 2022 when properties for sale stood at 133, inventory was higher in April 2024.

 

The months supply declined by 1.24 months from March to April. At 2.46 months of inventory, Indian Trail remained a home seller’s market in April 2024.

 

 

NEW LISTINGS DECLINED IN APRIL AFTER REACHING THEIR HIGHEST LEVEL IN MARCH SINCE AUGUST 2022

New listings declined 32.61% from 92 properties to 62 homes month-over-month. New listings were 1.64 % higher than the 61 new listings we saw one year ago in April 2023. April 2024 listings were considerably lower compared with April 2022, which saw 106 new listings.

 

 

INDIAN TRAIL HOME SALES UP A FIFTH CONSECUTIVE MONTH

Sales in April 2024 increased 35.56% to 61 from 45 in March. Sales were at their lowest level compared with April 2023 (70 sales) and March 2022 (71 sales). 

 

 

DAYS ON MARKET DECLINED TO THEIR LOWEST LEVEL SINCE JULY 2023

Average days on market declined 35% to 26 days from 40 days in the previous month. Compared with April 2023, days on market were 29 days lower this year (-52.73%). Compared with April 2022, days on market were 17 days higher this year.

 

 

LIST TO SALE PRICE RATIO UP TO JUST UNDER 100%

The list to sale price ratio in April 2024 was 99.52% equal to that of the previous month and to April 2023.
