The average sales price also saw a sharp decline. At $721,203, it was down 29.58% from $1,024,109 in the previous month and 19.30% lower than $893,718 from June 2024.
This decline in prices could be the result of a change in the price mix of homes listed/sold month-over-month and year-over-year. Also, sellers might be adjusting pricing strategies to stay competitive in a more saturated market.
📏 Average Price Per Square Foot
The average sales price per square foot in June 2025 was $304, down 6.46% from $325 in May and 7.32% lower than $328 in June 2024.
📊 List To Sale Price Ratio Improved
The June 2025 list to sales price ratio was 99.13%, up from 97.42% in May and from 97.8% in June 2024. This is the highest level since May 2024, indicating sellers are now receiving offers much closer to their asking prices—despite the decline in home sale prices in June.

A total of 39 properties were sold in June 2025, down 18.75% from 48 in May and 7.14% lower than 42 in June 2024. This marks the lowest level of June home sales in the past three years.

The average days on market (DOM) for June 2025 was 40 days, down 9.09% from 44 days in May. However, DOM were 5.26% higher than the 38 days in June 2024. While days on market were the highest they’ve been compared with June 2024 and 2023, they were at their lowest level in 2025, suggesting modest improvement in how long homes stay listed before selling.
📦 Inventory & Months Supply of Inventory
There were 295 homes for sale in June 2025, up 4.61% from 282 in May and 33.48% higher than 221 in June 2024.
The Months Supply of Inventory stood at 7.56 months—its highest level compared with June 2024 and 2023. This officially places Cornelius in a buyer’s market, giving house hunters more negotiating power and options. This is also the highest inventory level seen in the past three years.
