Cornelius Real Estate May 2025 Highlights

In May 2025, the average home sale price in Cornelius reached $1,024,109—up nearly 72% from April and 10.25% higher than in May 2024. In contrast, the median sale price held steady month-over-month at $547,500 but was down nearly 19% when compared with last year.  The price per square foot rose to $325, up from April, but still below May 2024. Sold home prices in May ranged from $225,000 to $5.4 million, with the price mix of homes sold likely influencing both median and average sale prices. Properties spent an average of 44 days on the market, slightly longer than both last month and last year. Inventory climbed to a three-year high with 282 homes for sale, pushing the market toward buyer-friendly conditions as supply reached 5.88 months. New listings rose month-over-month but remained slightly below last year’s total. Sales declined 17.24% from April and 21.31% and from May 2024. The list-to-sale price ratio declined to 97.42%, giving buyers more room to negotiate.

HOME SALE PRICES 

Average home sale price in May 2025 was $1,024,109, up 71.93% from $595,650 in the previous month of April. Year-over-year, the average home sale price was 10.25% higher than in May 2024. when it was $928,904. The May 2025 average sale price was at its highest level compared with May 2024 and 2023.

 

Median home sale price in May 2025 was $547,500, equal to the median sale price one month ago in April. The May 2025 median home sale price was 18.89% lower than $675,000 in May one year ago. The May 2025 median sale price was at its lowest level compared with May 2024 and 2023.

 

Price per square foot in May 2025 was $325, up 7.26% from $303 in the most recent month of April. The price per square foot was 6.61% lower than the $348 in May one year ago.

 

In May 2025, Cornelius homes that sold ranged in price from $225,000 to $5.4 million.  The price mix of homes sold is likely the reason for any declines and increases  in Cornelius’ month-over-month and year-over-year average prices rather than a significant decline/increases in Cornelius home values.

 

 

DAYS ON MARKET 

Average days on market in May2025 were 44 days, up from 40 days in the previous month. Year-over-year, the days on market were five days higher in 2025. Compared with May 2023, current year days on market were one day lower.

 

 

CORNELIUS HOUSING INVENTORY UP

The number of properties for sale in May 2025 was 282, up 8.46% from 260 one month ago. Inventory was 26.46% higher than the 223 properties for sale in May one year ago. Inventory was also higher than the 192 properties for sale in May 2023. May 2025 inventory was at its highest level in the past three years.

 

The months supply of inventory of 5.88 months increased from 4.48 one month ago. Cornelius moved to the cusp of being a buyer’s market in May 2025.

 

NEW LISTINGS 

The number of new listings in May 2025 increased  13.64% to 75 from 66 in April. Compared with May 2024, new listings were 5.06% lower when new listings stood at 79 properties. May 2025 listings were higher compared with May 2023, which saw 60 new listings. 

 

 

SALES DOWN YEAR-OVER-YEAR & MONTH-OVER-MONTH

Sales declined 17.24% month-over-month to 48 from 55 homes sold in April. May 2025 sales were 21.31% lower than the 61 properties sold in May one year ago. May 2025 sales were higher by one properties compared with May 2023. 

 

 

LIST TO SALE RATIO 

The list to sale price ratio declined to 97.42% from 98.66% one month ago and declined from 99.35% one year ago. Cornelius home buyers saw a window of opportunity to negotiate on price in May 2025.
