Lake Wylie Real Estate May 2025 Highlights

In May 2025, the average home sale price was $682,790, up 26.68% from April and 19.37% higher than in May 2024, marking the highest level compared with the same month in 2024 and 2023. The median sale price rose to $570,000, increasing 21.28% from April and 26.45% year-over-year. The price per square foot was $238, up 19.6% from the prior month and 6.73% higher than one year ago. Homes spent an average of 41 days on the market in May, down from 64 days in April, but still higher than May 2024 and 2023. Lake Wylie’s housing inventory grew to 88 properties, up from 84 the month before and slightly higher than the past two Mays. The months of supply of inventory declined to 8 months from 16.4 in April, keeping Lake Wylie a home buyer’s market. New listings rose to 13 from nine in April but were down from 19 in May 2024 and 26 in May 2023. Sales climbed to 11 in May from five in April, but remained lower than the 21 sales in May 2024 and 23 in May 2023. The list-to-sale price ratio improved to 99.28% from 97.64% the prior month and matching the level from a year ago.

HOME SALE PRICES 

Average sale price in May 2025 was $682,790, up 26.68% from $538,997 in the previous month of April. Year-over-year, the average home sale price was 19.37% higher than in May 2024 when it was $572,000. The May 2025 average sale price was at its highest level compared with May 2024 and 2023.

 

Median home sale price in May 2025 was $570,000, up 21.28% from $469,985 in the previous month of April. The median home sale price improved 26.45% from 500,000 in May2024. The May 2025 median sale price was at its highest level compared with May 2024 and 2023.

 

Price per square foot in May 2025 was $238, up 19.6% from $199 compared with one month ago. The price per square foot was 6.73% higher than the $223 in May one year ago.

 

 

DAYS ON MARKET DOWN A SECOND CONSECUTIVE MONTH

Average days on market in May 2025 declined 35.94% to 41 days from 64 days in April. Year-over-year, average days on market were 32.26% higher than in May 2024, which saw 31 days on market. Compared with May 2023, days on market were nine days higher in May 2025.

 

 

LAKE WYLIE HOUSING INVENTORY 

The number of properties for sale in May 2025 was 88, up from 84 in the prior month. May 2025 inventory was 7.32% higher than the 82 properties for sale in May 2024 and May 2023. May 2025 saw the highest level of inventory in Lake Wylie since December 2022 when inventory stood at 99 properties for sale. The May 2025 months supply of homes declined to 8 months from 16.4 months in April, keeping Lake Wylie a home buyer’s market.

 

 

NEW LISTINGS 

The number of new listings in May 2025 was 13, up from nine in the prior month of April.  New listings declined 31.58% compared with May 2024, which saw 19 new listings. New listings declined in 2025 from 26 in May 2023. 

 

 

LAKE WYLIE SALES 

Sales in May 2025 increased 120% from April 2025’s five sales to 11 sales in May 2025. Sales were 47.62% lower than the 21 sales in May 2024. Compared with May 2023, sales were down from 23.

 

 

LIST TO SALE PRICE RATIO 

The May 2025 list to sale price ratio of 99.28% improved from 97.64% in the previous month and was equal to the ratio in May one year ago.
